Description
In January 2026, I'm moving to Germany for a new role and am looking for a new tenant to take over my double room in a full house in Newington Green.
About The Room:
The double room comes furnished with double bed, mattress, and wardrobe. I'm happy to leave the desk and mirror for the new tenant as well (for a nominal fee). It sits on the first floor half landing and is a very good size!
About The House:
There are currently 5 (2 other males, 2 females) of us in the house working full-time in Insurance, Tech, and/or Finance. Or 6 if you count Margaux, the Border Terrier!
As we already have been in the tenancy for a year or so, we've fully furnished the house - so there's not too much leftover space to bring in more furniture. Thankfully, there is plenty of space to be social, cook some great meals, but also enough to switch off for alone time.
The house is on a quiet street just behind Newington Green with easy access to Clissold Park. There is a Tesco Express c. 5 min walk away. As for connections, lots of buses from Newington Green go directly into the city/Soho/Waterloo directly. Canonbury Station is a 5 minute walk away and Highbury & Islington is a 15-20 minute walk.
Best local pubs include Lady Mildmay and the Snooty Fox. Some of our favourite local restaurants (where we'll sometimes have a house meal) include Jolene, Il Bacio, and Adana. There are also a local cheesemonger, butcher, fishmonger and plenty of cafés very nearby.
The Monthly Costs:
The rent is £1,000 per month.
All other bills amount to an additional £206 per month.
These bills include:
- Electricity and Gas
- Internet (Fibre Optic)
- TV License
- Council Tax (Band F)
- Water
- Weekly cleaning of communal areas
The new tenant will need to pay a 5-week deposit upon moving in to the estate agent and go through the usual right-to-rent and referencing checks.
Every 2 months, we do a big Amazon shop for all household items that comes to another £25 each. We maintain a joint house Monzo account to help with all of this where we transfer the funds and direct debits are set up through there.
Ideal new tenant starting date is 7th January 2026 (until 7th October 2026 with option to renew), but there is flexibility so don't be afraid to reach out if interested! Reach out directly if you want to see a video of the key communal areas and the room itself.
