We're currently looking for a flatmate to move in to our spacious 3 bed 2.5 bath modern flat in lovely Islington just minutes from Highbury & Islington Station. This is a great place for someone planning to work from home or commute into Central London. You’ll have your own bedroom, office, and full bath. The rooms are available unfurnished (bed available for purchase).

WE HAVE A CAT! We take full care and responsibility for the cat, but cuddles and scratches are always appreciated (and often demanded by Sam)!

ABOUT THE ROOMS
Bedroom:
- Fits double bed and side table
- Large Northeast facing windows
- Closet with drawers, cubbies, and hanging racks
- Room control heat AND aircon

Office/Guest Room
- The second bedroom is available for you to use as an office and additional storage space
- Large North facing windows
- Closet with drawers, cubbies, and hanging racks
- Currently share the space when we have guests, but otherwise the office is yours

Bathroom
- You’ll have your own full bathroom with toilet, sink, shower/bath combo
- Heated floor and towel rack
- There is also a guest toilet with just a toilet/sink (and Sam’s litter tray)

- Concierge Monday - Saturday
- Fob gate access and keys to flat
- First floor 3 bedroom 2.5 bath flat (floorplan included) with lift
- Park facing means it’s quiet and there's a lovely view
- Building access from both sides of the building: park and main road

- Fully fitted kitchen with professional grade knives and cookware - we have ALL the kitchen gadgets and crockery

ABOUT THE AREA
- Flat is right on Highbury Fields, great for midday/after work walks, with nice walk to Finsbury and Clissold Parks
- Both access roads are well lit, so walking at night feels safe (as it can be)
- Minutes from Highbury & Islington Station
- Victoria line is pretty reliable and is a Night Tube line
- 1 stop to King’s Cross to catch trains out of London in no time, ~15 min to Vauxhall and Victoria stations
- Well connected Overground
- Roughly 1 hour to all London airports (particularly easy to Luton and Stansted)
- Get to central London in 20 min
- Minutes from Tesco, Waitrose, Majestic Wine, and other shops. Lots of great restaurants nearby!
- Minutes to local gym

ABOUT US
- Gabby (she/her age 32 American) and Mark (he/him age 33 British) have been living in the flat for 3 years. Gabby has been in the building for 5 years, Mark was a Covid move in “for 2 weeks” (ha!). We’ve been married for 3 years.
- We have a pretty quiet home life: cooking most weeknights, watching movies/shows, playing board games, going on lots of walks in the neighbouring parks, and traveling on weekends. We have friends over for game/movie nights with wine and beer, but don’t get too loud and crazy. We like having and keeping a nice home. We like to be respectful of noise and our flatmate's space
- Gabby has a gluten intolerance, so we keep foods separate as best possible and stay conscious about surfaces
- Each of us works from home 3 days/week (working from the kitchen/living area and our bedroom). Gabby works in tech and Mark works in media.
- Keep the flat tidy in shared spaces, we all pull our own weight with chores and cleaning (no rota, just take out the rubbish when it’s full, clean up after yourself, but not stressing about a flat that is lived in)
- Prefer to use natural/harsh chemical free cleaning
- Sam is our 13 year old indoor cat we've had for about 3 years. He's not as much a lap cat as a lean on you and meow until you pet and cuddle him cat (when he’s not sleeping). We've confirmed with several guests, we do not have a "cat smelling" house.

COSTS
- Deposit: £1,384.62
- Total monthly amount: ~£1570
- Rent: £1400 pcm (We've been on a rolling contract for 2 years, changing the contract with a new person may increase the monthly rent and we would expect if there is an increase your portion would be proportionate to the change)
- Utilities: £170 (£510 pcm total utilities split between the 3 of us)
