We're hoping to find someone friendly and laid back to move into a small, bright double bedroom in our 4 bed ground floor flat on the 10th February 2025.

I've been living here for over 4 years so sad to be moving out, but having to leave for family reasons! It's such a great location and it's lovely having a living room to watch TV together after work.

Bills not included (currently between £80 and £100 including council tax, WiFi, gas and electricity, and broadband).

Current hobbies include music, cooking, going to the pub, politics, theatre and watching rubbish TV 😊. Current flatmates work in civil service/freelancer musician/retail and teaching.

The room overlooks the communal gardens on Highbury estate and comes with a double bed and built in wardrobe storage. You can choose to keep the chest of drawers and desk/chair if you'd like, no extra cost!

The flat is a small 4 bed on the ground floor and comes with a front 'yarden' with furniture that's great when the weather's warm. there's good space for bike storage/gardening projects/sitting outside in summer. There's a good sized shared living room that comes with a TV and we really like
The estate itself is quiet and mainly occupied by families, so feels super safe.

The location is brilliant! Just across the road from Canonbury overground (1 minute walk) and a ~12 minute walk to Highbury and Islington (Victoria Line and National Rail).
-10 minute walk to Highbury Fields
-5 minute walk to Newington Green
-10 minute walk to Clissold Park
-12 minute walk to Dalston

*NB: To avoid extra charges with estate agents, I'm telling them I'm moving out end of february (end of six month contract). This means you'd just need to send me 2x weeks' rent for feb but can move in on the 12th Feb :).
