Huge, idyllic, light-filled room overlooking Highbury Fields in a beautiful house, with five gorgeous housemates in one of the very best parts of London. I’ve had two of the happiest years of my life here and am leaving with a heavy heart!
7 min walk to Highbury & Islington (according to Citymapper) - with Victoria Line, Overground, National Rail. Short walks to Holloway Road/Arsenal (Piccadilly Line) and Drayton Park (National Rail) stations too.
Islington, Highbury, Holloway and Canonbury are all less than 10 mins walk from the house - so many restaurants, pubs, bars, cafes to choose from. The road itself though is in a low traffic neighbourhood and is really quiet and peaceful.
The house is over three floors, with 6 bedrooms and 2 bathrooms. On the ground floor, we have large, bright south facing living room, a dining room, a spacious kitchen and small garden out the back. The middle and top floors both have three bedrooms and a bathroom each. There is also a basement for storage and some room to store a bike if needed.
The room available is on the top floor. It’s south facing and is full of light - in winter you can literally watch the sun rise over the park from bed, and in summer the sun sets into the other side of the room. The room is huge - there is plenty of space for a double bed, a desk, and any other furniture you may wish to put in to make it feel like home. Previous housemates have had a sofa and spin bike in here. I’ve got a bit of a music set up and a weight bench.
Your tenancy would start on 2 February 2025.
**What we are looking for**
First and foremost, we are looking for someone who will fit in with the vibe of the house. The existing housemates are really lovely people - friendly, sociable and respectful of each other’s space too of course. This in’t a party house, but it is one where friends are welcome on occasion, and we all are open to sharing the communal areas. Think more of a place for dinner, or a drink before you go out - rather than the place you end up instead of going out.
So, this means we are looking for someone who can contribute to keeping the house in order (clean and tidy), is chilled out, friendly, and can be a member of the house. Someone to treat this as a home and not just a bed to sleep in.
The housemate we are hoping for will be 30+ and ideally male to keep a balance in the house. Professional people in work are favoured over full-time students. Preferably, you are looking for a longer-term stay.
**The cost**
The room is available for £1,017 per month all in. This covers the monthly rent, all bills (internet, TV license, water, electrics, gas, council tax etc.), our weekly cleaner Justyna, and our house Tesco shop for all the communal bits and bobs.
The deposit for the room is £850. This will be transferred to me and you will be added to the deposit protection scheme in my place where the total house deposit is held.
We rent directly through the landlord and do not deal with any agency. The landlord lives very locally, and is responsive and attentive when called upon.

The house is home to six people, so you will have five housemates. Although it sounds a lot, it is a big house, so it really never feels too busy. The housemates are all in their early 30s, and are currently one male and four female.
We get along really well and there tends to always be someone around to hang out in the living room over dinner, drinks, watching movies etc. At the same time, each housemate has their own lives and interests outside of the house.
**Other bits**
The room was unfurnished when I moved in, but I’d like to sell some of the furniture in the room for cheap. I can send some photos of the bits later (the current photos are from previous tenants) but I’ll be selling a John Lewis mattress, chest of drawers and a steel clothes rail. The bed frame I’m happy to leave for free if you want it.
