Cosy room next to Highbury Fields

I'm sadly moving out of my cosy room in Highbury!
We're looking for someone to take over my part of the lease from the 17th of December.

THE ROOM:
Rent is £760 a month and bills come in around £120 depending on the time of the year (inc council tax, band E). The room comes with a double bed, chest of drawers and a small wardrobe hanger. The room is cosy, so there is additional storage in the lounge available.

THE FLAT:
The flat is in a superb location and is nicely sized. The street is super residential and quiet yet also very well-connected. The living room and kitchen are very big for the price.

YOUR HOUSEMATES:
Sam (English, 31) work in marketing and Naomi (American, 30) work as an events manager. They've both been in the flat for a few years and really enjoy the space and the surrounding area. The flat is friendly and sociable but everyone has their own stuff going on so we'll occasionally all watch TV together in the evening and have the occasional dinner/drink.

TRANSPORT:
The flat is very well connected.
Drayton Park Station: 6 mins walk
Highbury and Islington Tube: 8-10 mins walk
Arsenal Tube; 12 mins walk
There's also plenty of bus connections on Upper Street and Highbury Barn that's not far away.
