Cosy room in Highbury

Hi everyone,

I'm moving out of my room and need to find someone to replace me in this lovely flat.

You'll be living with Emily, Ashley and Ben - one Brit and two Kiwis! They're a friendly bunch but always respect other peoples space and down time. All are well house trained and keep the place clean and tidy. It has always been a relaxed place to live and has a large sunny living room that is great for relaxing.

If you're interested, we're currently planning to hold viewings on Sunday 14 morning, approx 10:00-13:00. Please send a message telling us a bit about yourself and confirming if you're available on Sunday morning [+any preference on time].

LGBT are of course welcome!

But, unfortunately, the landlord cannot accept any couples or pets. If you smoke, you must do so outside.

The Flat
It is a good size 4 bed flat on the second floor of a purpose block. The living room is large, south facing, and has a sunny balcony that looks out over the private back garden, which is the size of a small park. The garden is gated, and for residents only. There is resident parking on the street and we also have secure bike sheds.

The Room
The room is a small double, but is light and bright as it gets the the afternoon sun and looks out over the park like garden. It is fully furnished, with a built in wardrobe, a chest of drawers, and an ottoman storage bed, so you can store some stuff directly inside the bed base.

The Area
Highbury and Islington is a lovely safe area to live, there are lots of bars, cafes, pubs, restaurants and parks, all within walking distance from the flat. It's only a 20 minute walk to the top of Upper Street, a 10 minute walk to Highbury Fields Park, or an 15 minute walk to Clissold Park. Also, just a couple of minutes down the road is a Fitness First Gym, which has a pool and sauna. Right by Finsbury Park station there are two Lidls, a Tesco express and a Sainsbury's local.

Transport
The transport is excellent!
Arsenal Tube: Piccadilly Line, 5 minute walk.
Highbury & Islington Station: Victoria Line, London Overground, Great Northern Line, 17 minute walk (go through Highbury Fields Park).
Drayton Park Station: Great Northern Line, 5 minute walk.
Finsbury Park Station: Piccadilly & Victoria Lines, Great Northern Line, Thameslink, 15 minute walk.
Plus there are loads of bus stops only a few minutes away.

Additional costs
The rent £864 includes some bills [incl Council tax band D], and on top of this there's approximately £30 for utilities and £15 for wifi - so all pretty reasonable!
