We are looking for a new flatmate for our cosy 3-bedroom flat in Highbury & Islington. The room is an en-suite, available from the 9th of October 2025. We (Maddie & Irà) have been flatmates for the last 3 years. The flat is itself right on Highbury Fields, about an 8 minute walk from Highbury & Islington station and 12 minutes from Holloway Road Station, all in the heart of London. The area itself is very peaceful and pretty with lotsa nice cafes, pubs n’ all that jazz.

THE ROOM
The room itself is is very spacious, with two wide Edwardian sash windows and lots of light. The room along with the rest of the flat is furnished as pictured, with a double bed, a desk and a desk chair, storage shelving, a chest of drawers and a wardrobe. The new tenant is free to curate the room as they wish and take away / add whatever really:)
It also comes with an ensuite bathroom which you'll have all to yourself!

THE FLAT
The flat is very cosy and secure in an old late Victorian / early Edwardian mansion block right next to Highbury Fields. The kitchen / living room space is very open and communal and overlooks a private garden, so there's lots of foliage and light in the flat. The kitchen comes with all the necessary appliances as well as allotted storage space for the new tenant. There's also a communal lounge / small studio space in the works that we'll all be sharing (not pictured); the new tenant would hopefully be keen to help do it up! Finally there are two buzzers both in the kitchen / living room and in the entrance hall.

THE PEOPLE & WHAT THE PEOPLE WANT
It's the people that make the house a home they say. And you'll be living with two! We're Maddie & Irà, we're both young working professionals and bezzie mates. We prefer to keep the flat a bit of a sanctum sanctorum in terms of being a chill and low-key space to live in and relax. We're always down for a boogie but try not to bring the party back with us on nights out if we can help it. We both enjoy doing our own thing but also are very social and friendly, and we like to hang out together communally in the flat or pop down to the pub for a few!
We're both very creative and artistically minded so we'd be looking for a fellow tenant that matches the vibe and wants to partake in regular pub nights and cooking / eating together etc. We also prefer to share things like kitchen ingredients, cooking oil herbs and utensils as long as everyone does their bit to replenish and wash up in a timely fashion! Essentially we're looking for someone who is good craic, reliable & chill and wants to make the flat a home with us, not just somewhere to rest their head for the night.
Irà is a data analyst by day and a writer by night. He's very passionate about print media, poetry and music. In the evenings after work he'll most likely be fencing 🤺 or writing 📔 or up to one of his various collaborative projects. He enjoys being in nature and cooking, being the domestic goddess he is, so if he whips up a meal for you you know he likes you. And yeah the boy can cook.
Maddie works in publishing and is a self described 'classic cat lady'. She likes swimming 🏊 and seeing her friends and reads voraciously 📚. She loves a good knees up and is always down to have a chat & catch up. When Maddie isn't editing some hot upcoming pieces of fiction she's likes going out & enjoying the night life, of which she is purportedly the life and soul, or she's tucked up watching some TV or yet even more reading.

NUMBERS N DAT
Typically how we do rent is we all take on a different kind of bill for the flat, which would be payed out of your own current account and then deducted out of your own division of baseline rent, so we all cover the same costs on bills between the three of us divided equally. For the occupant of this room they would be expected to take on responsibility of council tax from the previous tenant, which will be accounted for in their monthly rent.
The total cost per month of the room with all the bills included is at a maximum of £1450 (with bills varying month to month).
