Huge beautiful double in Canonbury

Spacious bright room available on beautiful tree-lined street in Islington. It was redecorated only 1 month ago and has two windows looking out onto gardens and giving loads of natural light. Big built-in wardrobe offers plenty of storage, and there are extra cupboards around the flat as well. Will come furnished with the bed, and am flexible about the other furniture so can leave some if you want! It’s a lovely room, I’m only moving out to live with family and will really miss living here. Because of this I'm pretty flexible with the moving date - any time from late December to February could work.

The flat is in a perfect location 2 minutes from Canonbury overground station, where there is also a corner shop, pub, and coffee spot. It’s right in the middle of Upper Street (Highbury & Islington station is a 10min walk west), Newington Green (a 5 min walk east) and Clissold park (a 10 min walk north). The area has basically everything you need - great coffee (jolene, LOT 103, profile highbury), wine bars (jolene, cadet, godet), pubs (the snooty fox, the edinburgh), green space (clissold park, highbury fields), and live music (shacklewell arms, hope and anchor). It’s about 15 minutes into central.

I’m looking for a girl to replace me, ideally a student aged 20-30ish. You would be living with 3 other girls, all students (one a Biology PhD, one an MA in photography, one an MA in music production). And an unofficial 5th flatmate - a very friendly ginger cat called Toulouse. Everyone has their own thing going on and is out and about often, so we never have clashes for the bathroom or kitchen, but there’s a nice friendly vibe in the flat and when we’re around we stop and chat. Everyone is very clean and tidy and makes the flat feel like a home, not just somewhere to sleep - we’re looking for someone who will continue that energy! (and obviously is also queer-friendly and excited to make international friends!)

Rent for the room is £950pcm. Bills come to around £50pcm excluding council tax. If you’re a student then there would be no council tax, but if not the flat is Islington band E, and you would be responsible for paying it yourself (~£2500 per year or £200 per month base rate, but as all members of the household but you would be students you’d be eligible for a 25% discount, so ~£150 per month). I’m looking for someone to replace me on the contract or sign onto an official sublet until August 2026. Would have to pass very brief reference checks (a positive note from your last landlord and a UK guarantor if a student). Landlord would likely be happy to renew after that if you wanted to stay on longer.
