Hi! We’re Heledd (28) and Rosie (31), looking for a third flatmate in this lovely Highgate maisonette, as our current housemate is moving out at the end of June.

The room is available from 23/06/24 on a 6-month fixed term contract which then becomes rolling with a two-month notice period. Rent is £625 pcm without bills, which currently come to:

- Water: £40.77 pcm
- Gas and electricity: £119.10 pcm
- Council tax: (around) £298.35pcm
- Wifi: £27.21 pcm

These values are split equally between all tenants (so per person it comes to 13.59+39.70+99.45+9.07=161.81 per person pcm).

The room is a spacious unfurnished double with a built-in wardrobe. The current tenant is happy to sell the bedframe and mattress for £100 if of interest.

The flat’s laid out over the first and second floor of the building and has three bedrooms in total (including the room in this listing). The kitchen has plenty of storage space, a dishwasher, washing machine and drier - it’s not massive but there’s room for six people to sit down for a meal. The kitchen opens out onto a little roof terrace which gets a lot of sun and is a great place for trying to grow things and relaxing/socialising when the weather’s good. There’s no communal living room but the kitchen is a nice communal area. There’s also entrance hall on the ground floor that has space to store bikes. We deal with the landlady directly and she’s relatively good at sorting anything out that needs her attention (this also means no agent fees).

The location is great for enjoying North London’s green spaces. It’s just around the corner from Parkland Walk, 10 minutes walk to Queen’s Wood and Highgate Wood and 15 to Waterlow Park. Highgate tube (Northern Line) is a 10 minute walk away and there’s a bus stop at the top of our road. There’s a small Co-op and a small Sainsbury’s 5 minutes away and several larger supermarkets in Crouch End and Archway (both 10-15 minutes walk).

Heledd: I'm 28 and work for a venture capital firm specialising in decarbonisation. I work from home 2/3 days a week. I enjoy yoga, reading, golden retriever spotting on the Heath and travelling.

Rosie: I'm 31 and work for a zero waste shop. I am vegan and try my best to limit my impact on the environment! I love music and play the electric guitar and a bit of bass, and I also enjoy singing, practicing yoga and going to gigs and queer events at independent venues.

Ideally, we're looking for someone who is eco-conscious (we don't use bleach products etc) and someone who works full-time at a separate location, as Heledd works from home 3 days a week and Rosie works irregular hours so is usually at home during the day for a few days a week, too.

We’re both pretty independent but like chatting whenever we’re around the flat and we occasionally go out for drinks together. Ideally you’d be someone who’s similarly independent but friendly and looking for a clean and calm flat, and who would want to go out for a drink every now and then. We didn't know each other before living together, so don't worry about feeling like an outsider. All identities welcome.
