Hello!
I’m Emma, a 23-year-old Nanny and private English tutor. I have a love for music, the arts, and creating a cozy, welcoming home. I’m liberal, friendly, and looking to build a good relationship with my future flatmate—someone who’s excited about sharing a home that’s both relaxing and social. I am moving into the flat on the 7th December.
About the Flat
The flat is a modern, beautifully designed 2-bedroom located in Highgate, a safe area with excellent tube links and close to both Hampstead Heath and Waterlow Park. It’s just a short walk from the station along safe roads.
Rental Period: December 7, 2024, to December 6, 2025
Finances: I'm flexible about how costs are split (e. g cost of furniture vs cost of rent), and also possible who takes which room. My main priority is finding someone I get on with, and then coming to a fair agreement.
I would suggest:
Rent: Rent split based on room size, with my room at £1,219.13 and the second room at £1,180.87 per month, excluding bills (which we’ll split evenly). The pricing reflects each room's floor space, with a 5% discount applied to the larger room due to its lower ceiling height and the presence of the boiler.
Furniture: The flat will be mainly furnished but is advertised as unfurnished. I’ve purchased some furniture / appliances (see photos) from the previous tenants. It features a large kitchen and communal area for a two-bedroom, with plenty of storage throughout, as well as a washer/dryer and dishwasher for added convenience. Your room will need to be furnished with a desk (I have a simple white one you can use if you want!)
Your Room
The second bedroom is spacious enough for a double bed and a small desk, with plenty of built-in storage. I want us both to have desks in our rooms, ensuring we have private workspaces if needed.
About Me
I work as a Nanny in the mornings and some afternoons close to home, then teach English online in the evenings from the flat. I’m focused on building my tutoring business this year, and in my downtime, I enjoy music and art. I play the piano, cello, guitar, and sing in an auditioned choir weekly. I have a record player I'd love to put in the main room! Other interests include an etching course, cold swims on the Heath, working out, and attending gigs, dinner parties, or craft nights. I’m tidy, clean, and like to keep my space organised, and I’d love to live with someone who values a clean and organised home too.
Boundaries
Noise: I need a flatmate who respects noise levels in the evenings, as I teach from home and have to be up early for work.
Workspace: Both rooms will have desks to allow private workspaces if needed.
Cleanliness: Looking for someone who keeps shared spaces clean and isn't a massive drinker
Guests: I’m okay with guests if communicated, and would like to have my friends over from time to time
Flatmate Preference: Only considering female applicants—no men or couples, please.
Pets: No pets allowed.
My Ideal Flatmate
I’m hoping to find a female in her mid to late 20s who is friendly, open-minded, and kind. Ideally, you’re a professional who works out of the house around 2-3 days a week and has prior experience living with others. Clear communication about shared space, boundaries, and any issues is important to me. I’d love a relaxed, social atmosphere where we’re comfortable hanging out, whether over dinner, a movie, or local gigs.
