Looking for 1 Housemate for small(ish) Double Room

Intro:
Join a queer friendly household of currently three people (2 female and 1 male identifying individuals). Looking for one flatmate to take up a double (on the smaller side) room and join us in this newly refurbished space in Hither Green! Disclaimer, we are in the process of completing our final checks and passing our referencing. Our offer has been accepted by the agency, we are just looking for a fourth person to join us, get reference checked, pay fees and deposit and move in. If you feel like you'd be a good fit after reading the following, pop me a message and I will get back to you promptly to arrange an interview/viewing. We can offer supplementary videos of the property listed above and also request a second viewing from the agency should you like to view. We want for the whole process to be completed fairly quickly within the month of October so please bear that in mind.

Contract type:
All conducted through an agency on the behalf of the landlord. Ideally we would like you to sign a contract for a year, no less.

Rent + Bills Split:
Overall rent for the property: £2,300
Council tax: £175
For the smaller double it would be £670 (£570 rent + £100 for bills). Please read below for other room offers.

Location Specifics:
The house is on Torridon Road which is in Hither Green. The surrounding area is residential and quiet. The house is 10-15 minutes walk from Hither Green station and not too far away from Lee and Catford Bridge station by bus. I personally know the area pretty well so can advise on bus routes should you need them. That is to say, links to central are pretty good. Connections to some other areas in the Southeast, are also pretty good.

Current Housemates:
Ariana (that's me), 25, Front of House Operations Assistant so I work late afternoons to late evenings on west end shows, actually an actor though, originally from Greece. I moved to the UK five and half years ago and have been living here ever since. I'm vegan, I like animals and (obviously) the arts and I'm in the process of establishing myself as an actor in the west end. Grand, I know. The house barely sees me.

Meet Sinead, queer, Irish and 28, has a lovely fancy accent on her name that I actually don't know how to add unfortunately. Sinead works at a uni library and spends her time reading, gaming and baking. She is also vegan. Like all three of us, she is friendly and sociable and enjoys some hosting and/or having the occasional drink/dinner together.

Meet Liam. Liam is a 26 year old sound engineer from the UK. He spends is time working, mixing, playing music, gaming and making some mean chilli. Vegetarian but he'll eat vegan with the girlies when we share dinners or having drinks. All three of us are ultra motivated to get in this house because we love it and think we can successfully make it a home. We hope you can join us!

Photo Disclaimers:
Carpeted floors (the photos show wooden floors but upon visiting the house, we were advised that it has all been carpeted instead, we can provide pictures and videos upon request for reference), minor repairs required. The landlord recently refurbished the whole house so it is looking as good as he can make it. Please have a look at all pictures as they also contain some agency specific information about the house that you could find useful.

Potential offer of a much bigger room also available:
In the pictures, you will spot the living room. Depending on your requirements, we could also convert that space into a master bedroom but that would mean you'd pay a little bit more. The sum we have calculated would go up to £725 including the bills, which, as stipulated above, might change a bit seasonally but would come to about £100 incl in the 725.
