Hi I'm Polly and I’m looking for a professional female to share my lovely 1930s semi-detached house in a quiet, leafy close called 'The Woodlands' in Hither Green.
This is a bit of an unusual listing as there are two double rooms available but I am only allowed to sign the tenancy with one other person so you would have lots of space to yourself. I currently occupy one double bedroom and the box room as my office/craft room.

Rent & Bills
Rent: £980 per month for the two rooms.
Council Tax: Band D (currently £214 pcm shared)
Bills: approx. £150–£200 per month (gas/electric, water, council tax, internet). This will vary depending on usage but we can figure that out as we go.

The tenancy agreement is handled through Mann Property Lettings and any issues or repairs are reported through their system. The landlady is friendly and approachable and I have lived in this house for 6yrs so I have a good relationship with her outside of the agency.
You would need to sign the joint tenancy agreement with me through Mann Property Lettings for 1st October 2025, there will also be a deposit and the usual credit checks.

The location is excellent - right between Lewisham, Hither Green, and Catford with plenty of transport links in and out of London. The South Circular is close by, making it easy to escape London to Kent, Sussex and beyond by car. The house is tucked away on a leafy close with free parking, so it feels private and suburban and the nieghbours are really friendly people too.

The House
Lounge: large front room with sofa, dining table, and a real fireplace, cosy in the winters.

Kitchen: galley style with dishwasher, washing machine, microwave and fridge-freezer.

Garden: huge space with decking, garden furniture, trees and flowers. In summer it feels like an extra room, perfect for meals outdoors or relaxing in the sun. Plenty of storage in the shed (bike access through the house).

Bathrooms: small upstairs bathroom with shower and sink, plus two separate toilets (upstairs and downstairs). The downstairs loo has worked well as a “private en-suite” in the past.

Storage & extras: attic storage via ladder, hoover, double glazing, gas central heating, fibre broadband, carpets upstairs and laminate downstairs. Free parking (this may change to a CPZ next year), 5 mins from Mountsfield Park, lots of local shops and pubs and food places.

The Rooms
You’d have two double bedrooms at the back of the house:

Ground floor: with PVC doors leading straight onto the garden decking.

Upstairs: with a large window and built-in shelving.

All bedrooms in this house are slightly quirky shapes (with original fireplaces), which adds character. Having two rooms gives you flexibility if you want to spread out, one as a bedroom, the other as an office, studio, gym, or reading nook, it's your choice.
Currently the room is furnished with a bed and wardrobe, but I can remove these if you’d prefer it unfurnished.
I have furniture around the place such as a sofa, storage units in the hallway and kitchen as well as dining table and chairs in the lounge. I am happy to share all of these and rearrange if you wish to bring your own furniture.

About Me
Work: I’m an AV/IT support technician at King’s College London, working shifts between 8am–6pm.

Personality: Quiet, practical, considerate, and tidy. I value my own space but would like to live with someone who is friendly and interested in sharing the space rather than just hiding in their rooms. Perhaps sharing meals and watching TV, exploring locally and just living a chill and approachable lifestyle. I originally moved here with two friends who have since moved on. I am very familiar with Hither Green and London in general as I've lived in the area since 2008.

Lifestyle: I drive and I love to escape the city for camping trips, exploring ruins, parks, beaches and attractions or garden centres and farm shops. Creative projects keep me busy - I have a 3D printer, gaming PC, VR headset, and also knit, paint, grow veg, and potter with woodworking. I enjoy cooking, trying new food places, and relaxing with a drink at Brockley Brewery or Sarah’s Place locally. I'm trying much more to expand my horizons and try new experiences and hobbies.

I keep the house organised and well looked after, but I’m not a neat freak - you’d be absolutely welcome to put out pictures, rugs, furniture and make it feel like your home too.

Housemate
Professional female, ideally tidy and respectful, someone who wants a home, not just a place to sleep. (No couples I'm afraid due to the license on the house). It would be nice to live with someone who is also a bit tired of the stress of city life and enjoys having a peaceful life but who is also fun and relaxed about sharing and can communicate and negotiate clearly when it comes to the house.

Cat-friendly (Bob is my blokey, independent cat who mostly keeps himself occupied outdoors, he was a stray so he's usually off entertaining himself).

LGBTQ+ friendly.

(I can provide more photos on request, also the photos may look a bit cluttered as my previous housemate still needs to collect a few boxes but I will make sure to get all this moved and give the place a proper clean before you arrive).
