Decent-sized double bedroom available in a calm, friendly ground-floor maisonette on a quiet Victorian terrace road just off Holland Park Avenue, in Holland Park (W11). Paid on-road parking is available (metered, with time limits).

The bedroom is downstairs, next to the shared bathroom, a small seating/living area and the garden. The bathroom and separate WC both have sinks.
While all spaces are shared, I mainly occupy the upstairs areas of the maisonette, with downstairs generally quieter day-to-day.
The small room next to the garden is already set up as a seating/living space with a desk and tea/coffee facilities and is available for shared use. There is also a small kitchen with a compact dining area. No en suite.
Location:
Zone 2, just a 4-minute walk to Holland Park tube (Central Line). Notting Hill Gate is a 12-minute walk (Zone 1). Excellent bus links nearby and Shepherd’s Bush Overground is around 15 minutes on foot.

About the household
I’m friendly, respectful and fairly quiet, and I value a calm, considerate home. This would suit someone independent, tidy and comfortable sharing space in a relaxed, low-key way. It’s important to me that the flat remains peaceful and not a party environment.

I’m a professional working mental health and psychology services. I’m in long-term recovery, so this home would suit someone who drinks very little or is also in recovery. Smoking is fine in the garden only (I vape).

This is a lodger arrangement with a written contract.
The initial contract is for 6 months, with the intention to extend to a 12-month arrangement thereafter, subject to suitability for both parties.

Rent is £999 pcm, inclusive of all bills and Wi-Fi (council tax Band F, gas, electric, water, internet), plus bedding and towels provided.
