Hello, after 3 years in Holloway I've decided to move out of my perfect room due to an office move. The room is located in a top-floor two bedroom flat in Holloway with easy access to everything you need. I am seeking a replacement who is a tidy, professional and able to move in around 08-16 November.
The property includes:
• Large bedroom
• A large balcony including outdoor furniture
• Private bathroom including bath and shower
• Kitchen with washing machine, oven, steamer, microwave, large fridge freezer etc.
• Furnished Living-room
• Street Parking can be requested from council
• Huge wardrobes, double king-size bed and a work desk that doesn't catch your bed in the camera shot
The biggest benefit of this address is the amount of space you'll have and its transport links, plus we have a shared living room with two sofas and a television.
The Area:
• Excellent transport links in walking distance covering the Victoria, Piccadilly, Overground and Northern lines.
• Bus stops are also meters away.
• Big Lidl, Morrisons, Waitrose and Aldi supermarkets nearby.
• Opposite Odeon cinema with a number of parks, pubs, restaurants, gyms and stores at your doorstep. There are a lot of hidden gems in Holloway and it's surroundings that will keep anyone busy.
• 17 Minutes walk from Arsenal Stadium - a good distance to see a match but also not get swamped by crowds or noise.
• Close links to Camden, Kings Cross, Hampstead Heath - but basically the whole of London is open to you.

My flatmate Anaïs is a friendly emergency services worker who loves to socialise but wants the flat to be a relaxed space during downtime. She speaks English and French and currently works on a rotating shift-pattern so the ideal person to join the flat wouldn't want to have parties at short notice.
Move-in dates:
I'm looking to move out and have a replacement tenant between 8-16 November around my work leave but happy to be flexible.
Landlord:
The property is managed through London Move so we never have to worry about unannounced visits or anything else weird going on. I've lived at the address since 2021 and the rent has only risen by £50 in that time and it remains a real rarity for two people to have this much space.
Please note:
You will need to complete a credit check through the property agency London Move and pay a deposit of £1050. Administration cost will be £50 for credit check and as you're moving mid-month I'd ask for £550 to cover that half of the months rent which regularly comes out on 3rd.
The credit check will ask for proof of being a full time professional on minimum £33k (before tax and pension). If you are self-employed then you will be assessed on the most recent tax years returns and you will need to have earned a taxable income in excess of £39.6k verified by either an accountant or your SA302 tax calculations/returns.
Totally get it that a credit check is daunting. If you're worried, I'm happy to discuss with London move the typical alternative solutions such as:
• 6-month rent payment in advance
• Guarantor option (Guarantor must meet income requirements)
