Hi! My name's Eirinn, I'm an Aussie engineer with a PhD looking for someone with great vibes to join me in this swish flat on Caledonian Road (3 mins from the tube station).
Please note I don't live in the flat yet, but I visited it, fell in love with the place and managed to secured the tenancy for a start date of 9th of November.
**The Flat**
The flat has 2 bedrooms and 2 bathrooms. The kitchen is modern and has a DISHWASHER and WASHER/DRYER which is awesome and rare.
You will get the master bedroom with ensuite.
The flat is on the 3rd floor (no lift). A secure parking space is included.
Bills (council tax (band E), electricity (EPC rating C), broadband, fortnightly cleaner) will be around £150-200/month.
**About me**
I'm a 40yo engineer from Australia, settled in London 9 years now. I love music (techno/house/disco), podcasts, 3D printing, board games, and I design artwork for festivals.
I'm responsible, clean, tidy and considerate. I work full time in the office. On Friday nights I like to unwind with a movie at home, or I'll be out at a party somewhere getting amongst it. Sometimes I'll invite friends over, for dinner parties, or to play board games etc. This is why I'm taking the small room and offering the master bedroom to you.
**About you**
You're a professional who works in the office full time like me. You like the idea of being able to hang out with your flatmate as friends, watch a movie together etc. You might even organise a joint housewarming party!

> Can I view the flat?
I'm not sure. The previous tenants are still there. I viewed it with the real estate agent, but now it's been taken off the market since I placed a holding deposit. But we can ask. You will need to pass referencing checks anyway.
> Is there space to lock up a bike?
Yes, there's a secure gated area at the back of the building, and we have an allocated car park space (I don't have a car).
> Are you flexible about the start date of November 9th?
No, that's when we need to start paying rent.
> What happens next?
If I think you're a good match, we can grab a pint at the local for a vibe check.
