Double Room with Courtyard Garden view

Hi!

We've got a large double room available in our shared house in a quiet part of Holloway, Islington (Council Tax Band E). There's a sunny courtyard garden and a big open plan living room and kitchen, excellent transport links plus loads of shops/cafes nearby.

About the room…
The room is a large double situated on the ground floor of our terraced house. It comes furnished with a double bed, wardrobe, chest of drawers, bedside table and two shelves. The room gets lots of light from two windows (one facing the internal patio and another one quiet park).

About the house...
Our four bedroom home, whilst only located two minutes from Holloway Road (where you’ll find Morrisons and Waitrose, Argos, Boots etc.) is set back from the main road in a friendly estate so is very quiet and overlooks a small grassy park.

Upstairs
The main bathroom is at the top of the stairs as are two bedrooms.

Downstairs
Your bedroom is downstairs adjoining the kitchen/living room space.

There’s a large open plan kitchen/living room with sliding french doors onto a walled courtyard garden that gets plenty of sun. Additionally, another bedroom and a small downstairs toilet are also located on the ground floor.

Storage
There is a large secure shed built into the back of our property, accessible via the garden. Indoors, there’s a roomy cupboard under the stairs for suitcases and boxes and a cupboard above the stairs typically used for sleeping bags, camping equipment etc.

About the area...
We're close to pretty much everything. We're in zone 2 - 15 mins walk from Holloway road and Caledonian road tube stations (Piccadilly line), 20 from Highbury & Islington & Finsbury Park (Victoria line). 30 minutes walk from Camden (Northern line), 40 from Kings Cross (National and Internationla rail). We're also on bus routes (21, 43, 17, 29, 259, 253, 91, 393, 153, and 263) to Angel, the City, Holborn, St Pauls, London Bridge, Kings Cross, Trafalgar Square, Hackney & Archway.

Holloway's a safe area with a mix of families, young professionals and students - and we're close to a bunch of supermarkets, shops, restaurants, bars and a cinema. Nearest gyms are 10-15 minutes walk. There's also two swimming pools close by, and Highbury Fields, Finsbury Park and Hampstead Heath for your nature fix.

About the housemates...
Emma, 33, moved in in 2016. She works as an occupational therapist for the NHS, working in the local community. She enjoys live music, theatre, and craft beers.

Lila, 31, moved in in 2025, Irish/Lebanese living in London for the last two years. Works as an Account Manager in a development firm. Enjoys podcasts, hot girl walks and the occasional glass of red 🍷.

Hiroki, 37, moved in most recently. He is a chef and leads the team at a wonderful local restaurant with locations at both Finsbury park and Kings Cross. He enjoys basketball and exploring new places.

About you...
We're a calm and quiet house. We want someone who is sociable but not a party animal. Someone who is respectful, clean and tidy. No smokers.

The new person will need to provide the following to the Landlady:
1. The right to rent check (see their passport)
2. Last three months bank statements,
3. Employer’s reference to confirm position, salary and that their job is full time and permanent.
4. Finally a current landlord reference to confirm that the rent is always paid in full, on time and that they look after the property.

I've been living in this flat for the last 4 yours and I'm leaving to move in with my partner, so can be flexible on move in date (no later than 3rd July).
