Lovely double room with private balcony

Looking for someone to take over this furnished double room that has a large private balcony and a load of natural light. It’s a long term let of 13 months, but there is also the option for a short term, 1-month let instead, with both options starting mid/early September.

I’m moving out to go travelling for a few months and you’d be living with two friends from uni who are both really nice guys. They both work full time with a mix of in-office and WFH, and spend their evenings and weekends at home, out and about with friends or at their girlfriends’ flats.

The kitchen and living room is shared, and is very spacious and has lots of natural light. It also has another large balcony with a bbq and pizza oven. The kitchen has everything you would need: dishwasher, washing machine, air fryer, blender etc.

The street is just off Holloway Road, and feels very quiet and residential (except for Arsenal match days!). The area has loads of amenities and every shop you can think of, as well as some good pubs and food spots. It’s pretty well connected to transport links: Holloway Road station is just down the road, and Finsbury Park and Highbury and Islington are about 20 min walks away.

The room would be available from early September to October 11th 2026, although there is room for a little bit of flexibility on the start date. A short term let is also fine, and that would run to October 11th 2025. The room costs £1,250 per month, although the landlord is likely to increase this by c.£50 from October onwards (but tbc), and all the bills come to about £150 per month.
