Lovely double room near Holloway Road

Hello!
We’ve got one double room becoming available in our flat in on the 15th of February!

About the room:
925 GBP per month
Comes with the bed and a huge wardrobe too!

Two rooms share a spacious bathroom with a bathtub, you'll be sharing it with me only (Martina) as the 3rd room has an ensuite. We don’t have a cleaning rota but we like to keep the shared spaces, especially the bathroom and the kitchen, very clean.

About the flat:
The flat has a lovely spacious open plan living and dining room, and all the basic amenities (microwave, washing machine/dryer, oven, hob, good wi-fi and a dishwasher).
It's well heated and we like to keep the shared spaces nice and clean.
It's part of an apartment complex with a 24/7 concierge, basement parking and a small gym.
There is also a bike shed to store a bike if needed!
You'll be taking over the existing lease with the possibility of renewing. The room is available starting February 15th but there might be some flexibility on the exact move in date. Also to note the agency is pretty flexible with doing name swaps in the contract, there is just a small one off £50 fee for the name swap on the existing contract.

Extra Fees:
At the moment we pay 142 GBP per person per month for all bills and council tax.

Deposit:
869.23 - to be paid at the existing tenant. The agency doesn't release the DPS as it is a joined contract, however rest assured you'll receive your DPS documents and the agency is very thorough. We all have done so in the past with no issues.

The Flatmates:
Martina (F33) from Italy, working as a Project Manager in IT Consulting in a hybrid role (in the office twice a week). Clean, positive, and easygoing. I enjoy playing tennis and pilates, visiting art exhibitions, discovering new restaurants around the city (proper foodie), and I’m an amateur wine sommelier. I also love cooking and hosting dinners with friends.

Krissy (F25) from Bulgaria, works as a Software Engineer hybrid mode, a bit of a gym rat, loves the occasional movie nights, dance classes and day trips outside of London when the weather allows.

About the area:
The flat is located a 2 minute walk from Holloway Road station, 10 minute walk to Caledonia Road Station and a 15 minute walk to Highbury and Islington station so it is very well connected! There are loads of shops, Tesco (5 minute walk), ALDI, Waitrose and a LIDL all within a walking distance. There's plenty of gyms, restaurants and shops along Holloway road (and a cinema!)

About you:
We’re looking for a fellow professional (sorry students), who will help keep the place clean and cozy and treat it like a home! We enjoy having friends over from time to time and value mutual respect, open communication, and letting each other know in advance.
Ideally, you’re a non-smoker, female, who doesn’t work from home and in a similar age range (mid-20s to early-30s).
