I am a private landlord looking for a new clean, tidy non-smoking and sociable professionals to share this lovely home with my current 4 tenants from 12th July (no agency fee or any other fees) for a large lovely furnished double room .

The current tenants are clean, tidy and happy professionals /materstudents between 25/33 years old, who work in education, management consultancy, and master students. They love the place like their home and keep it clean.

The advertised room is a large furnished double bed room the 2nd floor of the house with 2 large windows facing the quiet Roden Street. The room is furnished with a double bed, mattress and 2 drawers and a large wardrobe.

The rent for the room is £1,300 per calendar month which includes council tax but excluding all other bills. All other bills total around £120 depending on the season. Please check about the bills except the council tax with my tenants during the viewing.

The house is a 3-storey Victorian house with a lot of period features in a tree-lined street just off Holloway Road. It has 5 double bedrooms on the 1st, 2nd and attic floor; a common area is located on the ground floor of the house and comprises a lounge, dinning area and a fitted kitchen on the ground floor with a door open to a pretty garden with a built-in BBQ, garden furniture, a modern 3-piece bathroom, a modern separate shower room (on the landing), a separate cloakroom/toilet and some storage space.

The house has wooden floor throughout and the stairs are carpeted with sisal carpet (=> easy to keep it clean).

There are plenty of parking space in front of the house and on the street.

No smoking. No couple nor Twin room. No pets.

Logistics:
3-5 min tube/busses/shops/large supermarkets/restaurant/all other facilities on Holloway Road and within walking distance to more shops/restaurants on the Upper Street or Camden Town.
The nearest tube station is Holloway Road/Piccadilly Line (5 min walk) or Finsbury tube /Victoria Line (7min walk).

Convenient buses from the property are 17, 29, 43, 91, 153, 253, 259, 271 and 393.

The applicant should demonstrate his/her suitability, life style suitability for the existing household dynamic, affordability with stable and provable income and satisfactory reference check.

My tenants also look for a sociable, clean and tidy housemate. They are easy going, tidy and respectful. They prefer to share with a non-smoking, clean, tidy, laid-back professional. No couple, no twin room.
