Room in Beautiful Georgian Terraced House

We have a room available in our beautiful Georgian terraced house, located around 15 minutes from Kings Cross, Finsbury Park, and Highbury. Here are the details:

Rent & Bills:
- Rent: Currently £910 per month. The lease is being renewed, and while we have indications that the landlord won't raise the rent for the next year, there is no formal agreement yet.
- Bills: Approximately £125 per person per month (Internet: £5.4; Council Tax: £42.2; Gas and Electricity: £64.5; Water: £13.8). We might also start getting a professional cleaner soon.

The Room:
- Bright with plenty of storage space and garden-view
- Part-Furnished: Comes with wardrobes, standing mirror, and other small items that need to be taken over from the current tenant (Caroline) at a reasonable price. There's likely no bed and mattress, but I can recommend a relatively cheap option on Amazon.
- Move-in Date: As soon as possible, with some flexibility until August 1st.

The House:
- Two living rooms, two bathrooms (you'll share one of these bathrooms with one other person), terrace, garden, household storage rooms, and kitchen.
- Close to Kings Cross, Finsbury Park, and Highbury.
- Supermarkets Nearby: Including a large Lidl and Waitrose.
- The house is in good condition with some “fixer-upper” potential. The garden, for instance, has seen wonderful improvements thanks to Fayenna. The new leasing agent is also doing maintenance work, and we expect the house to continue to be improved over the next few weeks/months.

Flatmates:
- Emma: Our social vet who can pick up a conversation with anyone and has great travel stories to share.
- Fayenna: Works at PlayStation with great perks and fascinating side hustles, has recently travelled to Mexico.
- Josh: Musically talented and often gets everyone humming during his occasional jam sessions in the top living room.
- Tom: Moved in a couple of months ago and always cooks the most delicious-smelling food.

We are a friendly and social group, though everyone also has their own lives. I'm only moving out because I'm leaving London.
