Hi there,

I'm moving in with a couple of friends in North London in August, so I'm looking to find someone to take over my room in this 2-bedroom flat in Homerton.

The room itself is really bright and has lots of space, and has a double bed, chest of drawers, wardrobe and hanging wardrobe included. I've just been using the furniture here, but the landlord is very chilled out about someone bringing in their own stuff/swapping stuff out if you ask him - I just haven't had the time! There's a really big shared living room with a dining table and sofas, and a small kitchen which also has a washing machine in it, and there are multiple cabinets which we divide between each other. The bathroom has a bathtub and a shower and a few shelves for storing stuff. Just outside of the living room, there's also a small balcony which would be great for some potted plants as it gets loads of sun! The flat is part of a larger building which has key access, so have always felt like the building itself is very safe and secure, and although Homerton isn't the prettiest bit of Hackney I've never felt unsafe in the area.

The flat is shared with just one other girl who's really nice and chilled out. I've unfortunately not been able to spend much time here due to coronavirus and (before that!) a hectic job, but it's a quiet and chilled atmosphere where we can have a chat but respect each others privacy. It's conveniently located for the overground, with Homerton station basically next door, Victoria Park is only a five minute walk away, and we're really close to Chatsworth Road and some really lovely restaurants and pubs. There's also a corner shop just up the road, and there's a large Tesco which is only a five minute walk away as well - it's a great area when things are open as there's so much to do!

The total per month including bills (internet, gas, water, electricty etc etc) usually ends up being around £792.50. I'm flexible with the move-in date, although would ideally like the room taken by the 16th August which is the next rental payment period. However I'm likely going to move out sooner (from the 1st August), so if you'd like a couple of weeks rent free! Alternatively if you want to move in later than the 16th August, I'm sure we can come to an arrangement for the right person.

The landlord requires a couple of payslips and a bank statement as referencing, along with a deposit, but nothing much beyond that. He's fine with students so long as they have a UK based guarantor, and I haven't checked with regards to couples but I'm sure he'll be fine with this also. He's a very chilled out landlord, but he’s pretty quick to respond on stuff and easy to get in contact with.
