Compact double in bright and airy Hackney flat

We have a room available in our bright, airy and beautiful warehouse flat in Homerton in Hackney.

You'd be living with two professionals, Alex (28), a teacher and Tom (42), in media. The cat in the pic is long gone – old pic, I'm lazy.

Our converted warehouse is comfortable and homely. The flat is a friendly and chilled space with a creative mindset at its heart. We're not in each other's lives 24/7 – small talk for the sake of it can be exhausting (if you know, you know!). But we have natural chemistry, enjoy some good conversation and the odd drink here and there. One of us currently works from home a lot, the other is working out of the house.

The room would suit someone similar, preferably a person already well settled in or around Hackney, who is independent but wants to contribute and be part of a nice environment.

The room is furnished with a bed, but that's the only thing that will be staying – everything else in the room will go. So please use your imagination with the pics.

Likewise, the look of this flat evolves with time – the pictures are a fair representation of the style of it. But details have changed a little since some photos were taken.

We enjoy the occasional big night but partying is generally done elsewhere because it's a shared space so a bit of consideration and self-awareness goes a long way. We all have jobs. We all like clean plates. We all leave the bathroom like we found it... We're dead boring like that.

Likewise, it's kind of important that a new housemate understands that in a shared space, you can't always have things exactly as you like. So a bit of tolerance and a bit of a good natured, easygoing spirit is preferred. Someone able to adapt and who is a good communicator, really – fluidity is the word, I'd say!

The flat has all amenities including washing machine, dishwasher, broadband, central heating, fridge/freezer, secure bike storage and an outside car-parking space too. We have a cleaner who comes twice per month. The building has an outside yard, which is shared with other residents, and offers some good outside space in summer. There is also a pretty shiny new gym close by.

Rent is £840 per month, straight to landlord, who is prompt and helpful. No agency fees or estate-agent headaches. Council Tax Band D. Bills roughly tend to hit around £150 all-in, per person, per month. That can go up a bit in winter - heating/lights etc.

We are 5 mins walk from Homerton station and Chatsworth Road, Victoria Park is 10 mins walk away, London Fields and Broadway Market 15-20 mins walk. Hackney Wick is close by too.

The room is available 1 November officially, but it's currently empty now, so we can move quicker if needed. We can be flexible throughout the month to arrange a specific date.

Real talk – chemistry is really important. Nobody wants to be locked into living with someone they don't get on with for a long time. So we're advertising this room with a probationary period of 2-3 months to see how we all get on. The understanding being that if things feel like hard work, then let's not flog a dead horse! : )
