Small room in bright, modern Hackney house

This is a small, east-facing room in a renovated ex-council house in Homerton, Hackney, with garden and a light, modern feel inside. The room is 1.9m by 2.9m (i. e. small, even for a small room) plus a built-in wardrobe.

It's available from 1 November, and I'm looking for someone who can take the room from then, or close to it. We'd prefer not to have someone who works from home, because existing flatmates already do.

The room has a small double (4ft) bed (I'm told the mattress is on the soft side), the built in wardrobe, a set of shelves and a chest of draws. There's also plenty of room for storage under the bed.

There's a projector downstairs which turns one wall of the living room into a cinema screen. It gets lovely light in the evening.

The kitchen has a dishwasher and combi washing machine/tumble dryer.

You'll be living with two men: myself, 41, a writer, Julia, 32, a stylist, and Aamir, 42, a music producer.

We're easy-going and considerate, keep the place clean, and looking for someone similar. We're busy though, so if you're looking for a very social house, this probably isn't the one.

It's a 4 min-ish walk to both Homerton Station, Victoria Park and. Well St Common, so if you like to be able to get out in a bit of green for a run or walk, this is an excellent location.

There's a shop with basic groceries over the other side of the road, and a mid-sized Tesco on Well St less than ten minutes away. There's three cinemas between ten min and 25 min away, and the usual local amenities - such as gym - close by.
