Hey everybody! We're looking for someone to take a double room in our house in Homerton. Our lease renews 8 February so you would be taking on the end of one outgoing flatmate's joint tenancy (from October) with the option to renew.

A bit of a gem: spacious flat with two bathrooms, lots of communal/shared space, flatmates are friendly and queer, nice decoration and a lovely location (5 mins walk to Homerton station, 15 to Hackney Wick or Hackney Central).
The Master Bedroom is the biggest and is the only room in the house that faces the back of the house with a better view and no street noise. Note that we live on top of a pub so a few hours in the early weekend evenings there is some sound from the Beer Garden.

Bills not included (around £75/month)
Deposit: 1 month (£750)
+ one time £175 for administration fee (includes spliting the lease update with the outgoing flatmate)
Note that this is the best room in the house so it is priced accordingly.

You’ll be sharing the property with just three lovely, chill and respectful flatmates: Erkki (hairdresser, from Estonia), Bonita (policy analyst, from Birmingham) & Jazzy (Diversity & Inclusion, from the US).

The house is nicely decorated, spacious, chill, with lots of light & very cozy.
Large kitchen/dining area + an extra room equipped with tv and some games. Room can also be used for visiting guests or exercise.
2 shared bathrooms (1 shower, 1 bath).
The size of the room is hard to see in photos with the current occupants bed, but it is the biggest in the house without any dead space. The previous occupant will be taking the bed so you will need your own and can arange to optimize the space.
We have a blow-up guest mattress for anyone needing a temporary sleeping situation.

The apartment is in a great location, a 5 min walk to Homerton overground. Homerton is 5 minutes by overground to Stratford (Central, DLR, Elizabeth Lines, National Rail) and 10-15 mins to Highbury & Islington (Victoria line)
15 min walk to Hackney Wick, 15 to Hackney central, 15 to Victoria Park.
5 mins to Chatsworth Road and next to a few pubs and a lot of green areas.
There is a big Tesco 10 min walk from the house + corner shop right in front of the house + small Co-op 5 min walk.

Tenancy period: Completing the final 4 months of existing tenancy. Typically 12 months, but you can opt-out anytime as long as you find somebody to fill the room.
You need references and be employed, very important for our landlord.
The landlord is very helpful and gets things fixed immediately if there is a problem.
Note that rent is due on the 8th of the month but I've put 1 October move-in date as that is most common timeline for most renters. You would need to sort this out with the departing tenant.
