2 month sublet with option to extend

Hello!

A room in our house has become available to sublet for the months of August and September, with an opportunity to sign onto a new 12 month lease at the end of September.
It is preferred that you would be willing to sign onto the new tenancy contract.
Move in date is 2nd August.

The house is located on Kingsmead Estate in the lovely Homerton/Hackney Wick area, just a stone's throw from Hackney Marshes.
The room is on the top floor and looks out onto the garden. The room comes furnished (including a mattress). Since there is very little traffic on the estate, the room is exceptionally quiet at night.
The house is surrounded by nature; Mabley Green, Daubeney Fields, the marshes and the Lee River Canal are literally around the corner, with Victoria Park a 15 minute walk away. Hackney Wick, Hackney Central, and the lovely Chatsworth Road provide for all our other needs, from supermarkets and outdoor markets to clubs, pubs, and some of the loveliest cafés in London.
You will be living with existing tenants, Sophie, Michael, and Bina.
We are kind and responsible individuals who cherish our privacy, but find it important to check in with one another and have a warm atmosphere in our home. We like to have dinner together when our schedules allow it, go for drinks or to the cinema, and generally help each other out.

The price for the room is £610 per month.
Bills (covering gas, electricity, wifi, and council tax) come to £100-£120 per person, per month (it fluctuates, cheaper in the summer).
Deposit is one month’s rent.
