Us

We are Jen (36), James (36) and Sarah (35) looking for a new housemate to join our lovely homey top floor loft in Homerton. Jen and Sarah are old university friends and Sarah and James are a couple who rent two rooms between them. We all work in creative industries across music (1 musician / 1 music agent) and film (1 pre-vis in film). James also runs a tattoo studio in Hackney Wick alongside being in a touring band.

We're LBGTQIA+ friendly as Jen likes women and liberal / left leaning. We also live with two indoor cats; Sadie and Vera, which is unfortunately why we can't accept any more pets.

The House

The house is located in Digbyland Studios, less than a 5 min walk from Homerton overground and convenient for Hackney Central, Chatsworth Road and Well Street, where there are lots of shopping / pub options. There is a gym 10m opposite for those who like sports. Although a warehouse type space, the building is mostly occupied by 30+ arty residents and is very quiet. Most people have lived here for a long time and this isn't a party warehouse block. We're all sociable but we don't do afterparties in the flat, though friends are welcome for the odd dinner parties / drinks of course. We have a very well equipped kitchen (6 ring hob / air fryer / blender / all that jazz) and a big TV with all the subscriptions.

The room itself is a double room on a mezzanine and is accessed via a spiral staircase. It has multiple windows into the living space and despite having no outside windows, it gets good natural light from a skylight next to the entrance. It has high ceilings and two doors - one leading on to staircase and one onto the mezzanine which is shared storage with the second bedroom upstairs. The second bedroom upstairs is a spare room, with occasional friends staying and mostly storage for James' band's merch.

It comes unfurnished, aside from a built in desk. Bills average at about £80-£100 a month each covering council tax, gas + electric, internet, TV license.

We also have a lovely cleaner who comes every two weeks and deep cleans communal areas which is £30 between us. We use Splitwise for any other shared household expenses.

Just a heads up, Jen is an inside vaper and James is an occasional smoker. Smoking has always been allowed by the open window and we'd like to maintain this rule.

You

We're looking for someone chill and friendly who will love the flat as much as we do. You'll need to be a considerate type and not super noise sensitive as due to the nature of the building, the sound does carry a bit. It's very open plan downstairs, so we try to keep it clean as possible and make sure everything is washed up at the end of the day and it's all tidy. We have a dishwasher.! We'd like someone who we can have a glass of wine and who likes a roast on a Sunday but has their own life too.
