Double room in 3B2B with canal view & huge terrace

LOCATION
The flat is a new build located on Homerton Road right next to Hackney Marshes. It has a 24 hour concierge, a gym and a parking space for bikes. Conveniently, there’s also a large grocery store downstairs in the building. The location is amazing as you get the peace and quiet everyone craves, but also right in the middle of buzzy Hackney / Hackney Wick.

The views are beautiful - overlooking Hackney Marshes and the Regents Canal, it gets breathtaking sunsets (and sunrises!). Just a 15 mins walk to Homerton / Hackney Wick overground, close to main transport links in Stratford, and bus stop right outside the building (day & night buses from Hackney stop there). Right besides Chatsworth Road with lots of cute restaurants and cafes, and further short walk/bus/cycle aware are Hackney Central, London Fields, Victoria Park and Shoreditch.

THE FLAT
The flat comes furnished - most of the furniture in the room is actually mine but I am happy to leave it as cannot bring it with me on my next move.
Under floor heating through out with honestly incredible energy efficiency! I’ve always been warm and cozy here, even in the middle of winter, and the bills are ridiculously low. On a summer day, you can just open the door to ceiling door-windows to let the breeze in so it’s never stuffy!

COMMUNAL SPACES
All the rooms open up to the balcony, which makes the flat really bright and airy with lots of natural light. It was built in 2012 so all the fixtures and finishes are modern and in great condition. Modern dishwasher, washing machine, and full size fridge and freezer.
The living area is made up of an open plan kitchen, living room and dining space and has wooden flooring in the communal areas (while all the bedrooms have carpets). There are two bathrooms - one en suite for the main bedroom and a large main bathroom.
There are two storage cupboards with lots of room.

THE ROOM
The room has great light at every hour of the day, cozy but also spacious enough to fit everything you need. It comes with a double bed (new mattress!), dresser, closet and desk.
You would also get ownership of one of the 2 storage room, which has a large dresser with drawers inside, and space for lots of extra boxes / shoes / coats etc

The bathroom would be shared with one other girl (Ellen). It has a huge mirror with storage racks behind the mirror, and a bath-shower (really good water pressure!).

THE FLATMATES
Ellen and Kate, both 28 years old, both from Manchester.
They mostly work at the office, about 2 days a week from home.
We love going a walk on the canal with coffee and pastries - especially if after a yoga sesh in one of the many studios nearby.
We take pride in making our house a home, somewhere we can relax in and unwind after a day at work. We keep the house clean, and having a nice neat environment is very important to us.

PRICE £995 per month
+ Bills come to ~100 per month each - it includes electricity, gas, water, wifi AND council tax!! never had better bills in my life personally.
