Entire floor 35sqm! 2 rooms+bathroom for 1 person

Hi, I am Silvia, 38, I am renting the second floor of my flat to a single person who needs more space or to a couple.

THE FLAT:
Basically, the flat is a large (almost 1200sqft) 3 beds and is on 2 floors.
You will have the whole second floor for yourself (about 35sqm), including 2 double rooms (one can be your studio/living room and the other one the bedroom) and a bathroom with electric shower.
We will only share the kitchen on the first floor as I too have my own bathroom, bedroom, and living room.
There is some outside paved space for eating outside or storing your bicycle.

LOCATION:
The flat is a stone throw from honor oak park station (you can literally leave 2 minutes before the train arrives) where you can get both the overground or the southern rail train.
In June, should also open the Cross rail which will connect with the overground in White Chapel and will make getting to central London even quicker.
Right now it takes about 30/35 minutes to get to Piccadilly Circus.
The flat is on Honor Oak Park, meaning the supermarket, post office, pizzeria, and all shops and cafes are literally downstairs.

BILLS:
The price of the whole floor will be £1070 plus £180 for bills (deposit is the equivalent of one month rent + bills)

FURNISHING:
The furnishing in the pictures is from previous occupants:
only basic furnishing is provided: 1 bed, 1 sofa, 2 chests of drawers (one single and one double) and 2 bedside tables plus there are 2 fitted wardrobes, one in each room.
There is only ONE BED in the larger room.

SHARING:
The entire flat is shared only with one other person (me) and only the kitchen is shared.
I am a designer and I work from home.
I like to keep to myself most of the time but keeping a friendly relationship and I am looking for someone who is looking for the same.
I am looking for someone who cares for recycling and is environmentally cautious.
I also like to keep the house clean and I would like the person that moves in to clean their space once per week and after themselves in the kitchen.

Short lets considered for a little extra
Couples or 2 people (can add a second bed) considered for extra £300.

Move in date is flexible, ideally between 6 and 13 of February
