Description

A spacious, newly decorated double room (388 x 369 cm) is available to let in a first floor maisonette flat in Honor Oak Park.

The room has double sash windows and generous desk space. It is currently furnished, as follows but adjustments can be made within reason: a double bed, a double wardrobe with integrated drawers, a desk, two bedside units and a shelving unit as pictured. It has six double electrical sockets (two with USB ports).

The room is on the top floor of a two storey characterful purpose-built turn of the 20th century maisonette. The flat is spacious and homely with two equal sized double rooms. It has a shared living room, modern kitchen area and bathroom (shower and bath). It has reliable broadband, central heating, a good-sized fridge and freezer, use of a washing machine in the utility room but no dishwasher or dryer. There is also a small garden with on street access which is suitable for bike storage (although the flat is no smoking residents are welcome to smoke in the garden). The landlady used to have a cat and consequently there is a chip operated cat flap available fitted in the front door.

The flat is on a hill and is close to Blythe Hill Fields which has spectacular views across London. The neighbourhood is friendly and quiet and is a short walk from lots of nearby shops, bars and cafes in Forest, Hill, Honor Oak Park and Brockley. The Catford Mews cinema and entertainment space is 15-minute walk away.

Transport connections are excellent with Catford, Catford Bridge and Honor Oak Park station all within 10-15-minute walking distance, giving you a choice of four different train lines into central London (Thameslink, Southern, Southeastern, Overground). There are also lots of buses into central London from nearby the flat.

You will be sharing with a friendly flatmate who has just turned forty. I work at Goldsmiths university (since the pandemic I have been working from home 2-3 days a week and the rest of the time on campus) and am interested in literature, visual art, museums/exhibitions and cinema. The room would suit someone with a similar set up and interests who wants to make somewhere home. The landlady is a former resident of the flat who still has some of her effects in the property. She lives locally and is always responsive but is giving residents the freedom to make the space their own.

Bills are not included in the rent. They are split between the two flatmates and are usually around £135 each per month (gas, electricity, water, Council Tax, broadband, TV licence).

There is potential for a short term let but ideally we are looking for someone who wants to stay longer term. The room is available immediately but the moving in date is flexible (the rent payment date will be set according to the date of the month moved in).
