Double room in Hoxton, perfect for students

Hi all,

I am a student who is moving from this lovely room in Hoxton as I will be sharing with friends somewhere else. I need to find a replacement for this room as I am moving out on the 20th of October.

THE FLAT
The flat is located 5 minutes walk from Hoxton Overground station and 10 minutes walk from Old Street tube station. It is split over two levels with a kitchen, service toilet and converted living room with access to the garden at the ground floor and two bedrooms upstairs with a big toilet.

The kitchen is big enough with two fridges and a freezer to share, with a lot of space in the kitchen cupboard and under-stair storage.

The flat has centralised heating with water radiators which can be managed from the boiler in the kitchen.

THE ROOM
It is a room on the first floor, which comes in furnished with a double bed, mirror, wardrobe, table, chair and bed side table. It faces the main entrance which is quiet and peaceful at all times.

Rent is £600 per calendar month paid directly to the agency plus £600 deposit. Agency fees would apply, but I am not sure how much they are. I can let you know once you consider taking the room.

BILLS
Bills come around £75 per month per person including gas, water, electricity, wifi and council tax. They are paid by one flatmate every month so you'd need to pay him back.

THE FLATMATES
There are three other students living in the flat who study, work and are quite busy. They enjot having their own space as well as an occasional chat in the kitchen.

NEW TENANT
Not strict in terms of requirements for the new tenant, just tell me a bit of what you and what you do, your age, occupation/student, when you would like to move in and let's take it from there.

I am having viewings on the following days:
- Monday evening only
- Tuesday in the morning and evening

Ideally I am looking for someone to move in ASAP.
