Sunny and Spacious Double Room near Columbia Road

A double room is available from the 1st of September in our beautiful and cosy flat located next to Hackney Farm/Columbia Road flower market.

The room is very spacious (bigger than your average double room), bright thanks to two big windows, with laminate flooring and white neutral wood décor and furniture. It will be newly decorated when the new person moves in.
The room comes with a double bed, a large desk with an office chair, a wardrobe and chests of drawers.
It's very quiet and allows for nice nights of sleep, and there is no noisy neighbours, and is on the last floor, so no neighbours upstairs waking you up at night.
The windows in the room face a nice communal garden of the building, which hardly anyone uses and allows for a green view

The flat (3 bedrooms) is over 3 floors, has a kitchen (washing machine, 2 fridges, freezers, cooker, oven, etc.), a dining room, a balcony, a bathroom with a normal and electric shower and a separate toilet.
There is a fast fibre internet connection.
The building also has a communal garden, which is a nice and quiet area to spend time when it's sunny.

We are looking for a friendly student/professional, with good cleaning standards, who respects other people's timetables, space and tranquillity, but at the same time is up for a chat and sharing a drink or, meal.
We are not 24hrs party animals…not anymore, unfortunately, therefore we are looking for someone a bit more on the chilled side.
We try to have a healthy lifestyle, doing yoga/pilates, love food, music, and art, and the occasional night out.
We are open-minded and open to diversity.

NO smoking indoors (but you can smoke on the balcony).
No short let I am afraid (minimum 6 months stay necessary).
Unfortunately No Council Tax Discount for Students.

You will be sharing with 1 male professional working in a coffee shop, and as a shirtmaker, 1 female professional also working in a coffee shop, both foreign nationals..
Please state when you would need to move so we can also consider that.

The rent is £220 per week, £950 pcm (a month), and 1 month deposit (£950) is required when securing the room, and 1 month in advance (£950) has to be paid when entering the place.

ALL BILLS ARE INCLUDED (water, gas, electricity, council tax, fast fibre internet)

The flat is located in a well-connected spot, with buses 26, 55, N26, N55 stopping just next to the building. Only 8/10 minutes walk to Bethnal Green tube station (Central Line), 5 minutes to Cambridge Heath train station (mainland rail), and 8 minutes to Hoxton Station on the Overground.

The area has a very good vibe over the weekends with Columbia Road Flower market and Hackney farm just a couple of minutes walk, Broadway Market and London Fields only 10 minutes away, and 15 minutes to Shoreditch nightlife.
