🏠 beautiful wooden floors throughout, high ceilings, tall windows, large cosy lounge with sturdy French dining table
🏠 heaps of natural light and a modern open plan kitchen
🏠 we are by TT Liquor, above Hanoi Cafe/The Grocery
🏠 the spacious available spare bedroom (YOUR bedroom) has two windows to an inner building courtyard
🏠 there is one SHARED bathroom with bath and shower
🏠 yes, it is a lot of money but for what you get in London and specifically in this area, it is actually a steal (as politically outrageous as this is): I have been in this building for almost 6 years so the rent is actually not nearly as high as it could be if you moved into this property de novo
🏠 we're on Kingsland Road so noise wise it's not a serene oasis of peace however the windows are well insulated and it's quiet when they are shut; this also means cool in summer and warm in winter due to polished concrete
WHO AM I?
💁🏻♀️ almost 35 year old woman, have lived in London since 2017, UK since 2012, Australia/South America prior and originally from Germany where I left in 2008; I'm in love with London's international community which I have found unreplicated anywhere else in the world
💁🏻♀️ I'm an anaesthetic and intensive care doctor in the higher part of my training and travel a lot when I'm not at work, often for months at a time; I have a genetics degree and I do not have my life together despite all of this
💁🏻♀️ I work a lot, I work out a lot and my home is my castle
💁🏻♀️ I don't mind the occasional friends gathering or visitor at home, BUT I largely go out to socialise and come home to unwind; I think of my home as a no locked doors place, but also respect my flatmate's space, ie don't bring visitors unless my flatmate is warned, feels safe and agrees: I will be asking the same of you
💁🏻♀️ I am very European ie I love sauna and more importantly am honest and direct, fiercely loyal and apparently quite funny; my humour is on the dark side
💁🏻♀️ I eat meat but will support you if you don't; I drink alcohol in moderation almost daily but will support you if you don't
💁🏻♀️ I am extremely clean and tidy and I'm not just saying it
💁🏻♀️ I have very left-leaning politics, I try my very best to be anti-racist, LGBTQIA+ inclusive, pro-Palestine and intersectionally feminist; I go to quite a lot of protests but I will not make you feel invalidated and patronised if you want to come home to whine about your annoying colleague or gone-off perello olives because I will often do the same
WHO SHOULD YOU BE?
🐙 a woman almost definitely unless you are a particularly good man and can convince me of it
🐙 someone who aligns with my core values listed above
🐙 you're looking to find a safe base and are open to find a friend/sister who you look forward to coming home to
🐙 you have a job and don't work from home or at least not constantly as the common space is not a WEWORK
🐙 I have many amazing friends with children in heteronormative marriages and while this is not a dealbreaker, I would find it refreshing if you weren't desperately looking for 'the one' (ie moving out again in 6 months) and/or see the advantages of a childfree lifestyle
🐙 you are extremely clean and tidy as well as proactive about normal household chores so conversations about them don't need to be had since we're adults
🐙 you can speak up if there is something you need to say and enjoy an honest debate without having to cry
IMPORTANT things to note:
🪑THE COMMON SPACES WILL BE FURNISHED so with a few small exceptions, you CANNOT bring your own furniture, art, etc. I don't mind a few plates and pots, but otherwise you will be living in the space AS IT IS, so please only express interest if you love it in its current state and ensure you have storage for your own furniture elsewhere if you have them. The spare room (your room) is LARGELY UNFURNISHED apart from a sideboard and a large wardrobe and obviously you can place in there whatever you like
📊BILLS ARE NOT INCLUDED, so add on approximately £300/pP per month maximum to the rent including council tax, electricity, water, broadband and a (fantastic) weekly cleaner; we are council tax band D
💸for transparency, I have lived here since 2019, so your share of rent (57.69%) will reflect this and be higher than mine (42.31%)
💔IF YOU HAVE A PARTNER they can not be here ALL THE TIME as I'm looking for 1, not 2 flatmates.
✉️YOU WILL NEED REFERENCES (nothing crazy, just the usual, work, previous tenancies, etc.)
🥒this flat has seen a few good dinner parties and the kitchen is there for cooking; however there is not enough space or ventilation to cook daily elaborate feasts, pickle and store your own kimchi etc, so please keep that in mind
📺THERE WILL NOT BE A TV IN THE LOUNGE
