Double room with garden in Hoxton 🌳

Our housemate is leaving mid Feb so we’re looking for a third person to share this lovely and cozy 3 bedroom flat with garden (!!!) in Hoxton. 🌳

🏡 THE FLAT
The flat has modern furnishings and a homely feel. There are two bathrooms, one with a toilet and one with a shower. The bedroom is fully furnished with a double bed + mattress, wardrobe, chest of drawers, bedside table & desk + chair.

🍳The kitchen/living room is nice and big with plenty of space to cook together and sit and watch TV.

🪴 Have we mentioned that we have a garden?
It’s definitely the highlight, which is very rare for central London, with a BBQ and some garden furniture to sit and eat outside.

📍THE AREA
The flat is a 2 min walk from Hoxton overground station and there are plenty of supermarkets and cute cafes nearby.
Regents canal is only a short 10 min walk, from which you can easily walk to Angel, Broadway Market and Victoria Park.

🚌 Bus links to Liverpool Street, London Bridge and Waterloo are also very close by. It only takes 20 minutes to walk to Liverpool Street, where you can get different tube lines. You can easily walk to Dalston or jump on the bus.

🏋️‍♀️ There are some gyms (Better Health & Pure Gym) nearby and many cool workout studios (Psycle, Barry's & Rumble) only a short 10 -15min walk away.

💰 Rent is 926£ and bills are roughly 100£ (with council tax + water + electricy + gas).

You would be living with two guys:
💁🏻‍♂️ Juanjo (31 from Spain, who works as a creative in social media)
💁🏻‍♂️ Toby (26 from the UK, who works as an engineer)

Together we enjoy watching shows, cooking, going out for a drink, but also respecting each other's space. We are looking for a young professional 25+

📅 The room is available from the 7th of Feb but we’re flexible one week before or after. Open to sublets.
