After 2.5 years I'm leaving this wonderful flat to move into my own place, so I am looking for someone to take up my lease until at least May 2025, which can be extended if desired as the landlord prefers to keep the place rented with good tenants!

This is a very spacious room available for rent in this lovely, modern ground-floor, duplex garden flat in central London. A short walk from Hoxton overground station, numerous bus routes and vibrant bars, clubs and restaurants of Shoreditch. The outdoor space huge and green with a deck.

Currently the flat has 2 female professionals aged 25 & 26, both of whom work on-site (not at home). We're all kinda busy, but we do enjoy regular TV/movie nights in with a cheeky takeaway and/or glass of wine. A bonus is a shared interest in great food and drink! Everyone respects each others' space, takes good care of the communal spaces and communicates proactively about matters or expenses relating to the flat.

NB: The dog and some of the furniture in the flat are mine and will not be there later. The bed has been changed and will be a double.

- Unfortunately cats cannot be accommodated but other pets can be considered!

Room is furnished and includes a double bed & mattress, desk, chair, & bookshelf.

Rent is £1100 for the room alone, bills, including council tax, would come to around £150 pcm.
