Bright, room in Hoxton

Unfurnished room apart from bed and wardrobe. Rent 710.39 GBP/month excl. bills, deposit 876.92 GBP. Bills (incl. council tax) are ~150 GBP/month.

We are a pair of queer guys who both work office jobs ~50/50 in-office and at home. Our flatmate is leaving to move in with his partner so we're looking for someone to take the third room in our flat. We are both relatively chill but sociable guys who order takeout and watch the real housewives / bad films together every now and then.

The flat includes a shared living room and small, south-facing balcony. It is on the second floor of the building and is not wheelchair-accessible. The room itself is relatively small, fitting a bed and wardrobe but not too much more - best suited for someone without too much stuff who doesn't work entirely from home. We're ~5-10 minutes from Old Street Station (Northern Line) and Hoxton Station (Windrush Line) and walking distance from areas like Shoreditch Park, Brick Lane and Spitalfields - the area itself has a good variety of grocery stores (incl. East Asian), cafes, pubs, etc.

Landlord requires:
+ Employer’s Reference
+ Last 3 months bank statements.
+ Proof of identity, preferably a passport.
+ Deposit and one month's rent in advance.
