We're looking for a like-minded, friendly woman in her 30s to join our lovely, bright flat in Hoxton as sadly one of our housemates is moving back home to Lisbon!

We're hoping to find someone who has a similar lifestyle to us and works full-time during the day, relaxes in the evenings and at weekends and enjoys exploring all East London has to offer. We like to have fun but generally take it pretty easy, and it's important to us that whoever moves in becomes a friend rather than someone we never see or speak to. Most of us have lived in the flat for a few years and we have a great relationship with our landlord.

ROOM:
A cosy, small double room with a wardrobe, plus there's space for you to add your own chest of drawers or bookshelf (since these photos were taken a few shelves have been added above the bed). There's a big window which means it gets a lot of light!

FLAT:
The flat is spread over the top two floors of a low-rise ex-Council flat, with all bedrooms upstairs. We have a nice sit-in kitchen, a massive living room with two sofas and a piano – and yes, we do have that all-important tumble dryer.

Also, we don't have a balcony but we do have a patch on the allotment within the estate!

We're a mix of wfh and hybrid and, as this is one of the two small doubles in the flat, if you need it there can be a desk space available in the living room.

LOCATION:
We are crazily well connected. It's a 10 mins walk to the overground in one direction or to Old Street station in the other, and there are plenty of buses and Lime or Santander bikes on our doorstep.

Shoreditch Park is just up the road, as is the canal which takes you all the way to Broadway Market. Lots of places to walk, not far from the Barbican, generally very safe. Super quick to get into central on bus or tube or via bike. We all love living here!

COSTS:
Rent is £640 per month which is incredible for the area and for Zone 1, and bills are just £100 on top. Our contract runs until 14 June 2026 and we expect it to become a rolling contract when the Renter's Rights Bill comes into action in May.

AVAILABILITY:
The room is available from 21st February, but can be the week after if needed.

ABOUT US:
We all met through Spareroom but have created a friendly, homely atmosphere, where we are friends as well as housemates. We like spending time together, whether that's just hanging out at home or going out for runs, coffees or to the pub. We're looking for someone who wants to slot into that and be a part of a warm and welcoming home. At the same time, we all live relatively busy lives and value our downtime, so it's a nice mix of social and independent.

We've got wide-ranging hobbies but generally speaking we love films, theatre, gigs, good food and getting out into nature.
