My flatmate is moving out to live with her partner, so I’m looking for someone to take over her room.

**The room**
A furnished double room with a bed, chest of drawers, bedside table, and small hanging closet. Just outside the room, there’s an additional storage space just for you and can be used as your own wardrobe (currently set up with drawers, but a clothing rack would also fit).

You’d also have the main bathroom, which is very spacious, as I have a small en-suite. There’s additional storage around the flat—ideal for books :).

**The flat**
A 2-bed, 2-bath flat with a large balcony (great in the summer) and an open-plan kitchen/living space. I’m gradually updating some of the living room furniture to make it feel cosier. There’s also a second shared storage room (used for luggage and household items).

The building has a lift and secure bike storage.

**Location**
Excellent location—just a short walk to Hoxton Overground and Old Street station. Lidl and local greengrocers are a few minutes away, with Aldi, M&S, and Co-op closer to Old Street. There’s a Curzon cinema across the road, and Shoreditch Park is about a 5-minute walk. The City is also within a 20–25 minute walk.

**who I’m looking for**
I’m looking for someone who:

* Values a clean and tidy home and actively contributes to keeping it that way. E. g., We currently have a weekly cleaning rota and wear no-shoes indoors.

* Is looking for a calm, relaxed living environment. I work a demanding job so I really value quiet early evenings to wind down and go to bed. I’m also a light sleeper, so someone considerate of noise and with a similar routine would be ideal. My current flatmate has been so considerate of this that even when we have different schedules it’s never been a problem :).

* Works in the office 3 days a week. The room is small (it could potentially fit a small desk with some rearranging), but if you would prefer instead to work from the living room that’s definitely fine, however, I would ask that this is kept to **2 days per week**, as it’s a shared space used to relax —especially in the evenings.

* Someone who’s looking to be friends with their flatmate rather than just strictly live together, but equally have your own life and enjoy your own space.

**Rent & bills**

* Rent: £1250/month
* Bills: ~£169/month pp (including 84 council tax, 19 water, 15 WiFi, 45-50 gas & electricity). Note that gas/electricity is an average based on our yearly consumption which is low, as we are often in the office and away ~2 nights a week, so it could go up if there’s a change.

The contract renews in September and there might be a small increase, which we would split equally to keep the same difference.

A later move-in date than mid May can also be considered.
