Room sublet in a cosy two-floor flat in Hoxton

5 min walk to Hoxton Overground, 8 min to Old Street (Northern Line), Lidl 2 min away, Shoreditch Park and beautiful Regent's Canal just around the corner. Liverpool Street is 18-min walk, and King's Cross or St Paul's is a morning jog away:)

The flat has two floors with the kitchen and a big cosy living room with balcony downstairs, and bedrooms and bathroom upstairs.
Bright rooms that actually stays pleasantly cool in summer now. Cute view (most mornings we'd catch a fox family waking up right outside the window).
The living room has a fireplace, a pass-through to the kitchen, and ambient evening lighting, and we like making it viby to chill or work :)

We also have two loos, a bathtub, a spacious kitchen with gas hob and oven, a toaster, and a big fridge with freezer. Also, plenty of storage across the flat (three massive built-ins plus in-room storage).

The room is cosy and compact with a high sleeper double bed with storage built around and underneath it, west-facing with great natural light.

Bills are around £40 a month including WiFi.

We're both mature students in our late 20s, working part-time. Early risers, active, and very much a relaxed evenings household. We're conscious of personal space, recycling, and keeping things tidy. One vegetarian, one pescetarian, though we don't mind your food choices at all.

We're looking for a female flatmate who's tidy and values a calm home. Ready to sublet for 1 month or more.
