Hi! We’re looking for a girl to take over the third room in our 3-bed flat in N1 7HH from 1st September. Ideally we’d love another professional, but mostly just someone friendly, clean and easy to live with :)

The room is honestly really spacious, especially for London. It has three big windows so gets loads of natural light, and you get a really nice view from the 6th floor. It comes furnished with a double bed, a big wardrobe with mirror, bedside drawer and two desks, so there’s plenty of space if you work from home as well.

The flat is on the 6th floor (there’s a lift!) and we have a separate bathroom and toilet, kitchen, dining space and a big pantry so everyone has plenty of storage. We also have a washing machine, dryer, dishwasher, fridge etc. Wi-Fi is included.

Location is probably one of our favourite things about the flat:

* Old Street station is around 9 mins walk
* Bus stop is literally outside the building
* Cycle station outside as well
* Park + local market around 2 mins
* Co-op around 5 mins
* Tesco around 7 mins
* Lidl around 9 mins

So getting around Shoreditch, Hoxton, Angel and the City is really easy.

You’ll be living with the two of us — I’m working and my other flatmate is currently a student. We’re pretty chilled and the flat is quiet most of the time because we all have our own lives, but we also like actually being friends with the people we live with.

Sometimes that means random kitchen gossip, cooking/food together, game nights, going for walks, pubs, music, celebrating each other's little achievements or just sitting and talking when one of us has had a bad day There’s no pressure to constantly hang out though — we’re equally happy doing our own thing and giving each other space.

We split the cleaning/house stuff between us and would love someone who treats the flat like their home too.

For an idea of bills, utilities are usually around £24–26 each in summer and around £35 in winter, water is £24.43 each/month and council tax for the flat is around £121/month and split between the liable tenants.

This is a proper tenancy takeover/new agreement approved by our landlord, not an informal sublet.
