River-fronting furnished double bedroom, available from 16th August (with some flexibility for later date late Aug/early Sep) for rent in a 3 Bedroom Apartment sharing with two professional male tenants. Bathroom shared with just one other. Located on the Isle of Dogs, within easy reach of Canary Wharf.

This apartment has been home for a number of years and we are looking for an easy going housemate (landlord requests no couples) to replace the outgoing tenant and share this fantastic property. The landlord has within the last year refurbished the bedroom with new carpets and had it repainted, as well as installed a new bathroom.

The Apartment

The apartment is situated in the London Yard development and has two balconies, offering stunning views across the River Thames. It has a very spacious open plan and dual aspect living room, dining and kitchen area. The communal areas include a fully equipped kitchen, fridge-freezer (recently replaced) and Samsung washing machine. I have set up my own TV in the living room for shared use. The development also has a large pond area and private gardens, together with free off-street parking. There is 24-hour security, provided through dedicated security guards on the complex.

The Room

The room benefits from a river view, double bed, desk and wardrobe.

About Us (The Current Housemates)

We are two guys, both with professional jobs in London. I work as a Sustainability Manager in an ESG data and benchmarking company, and Robin is in tech writing gaming simulations for corporate training. We both enjoy being social at the apartment in the evening or at the weekend - such as relaxing on the balcony or watching a movie.

For the benefit of us all, in general quiet hours (including no major cooking/washing up in the kitchen) are after 11pm on Sunday to Thursday (pre-weekday work days) given it is a shared flat.

We are looking for a clean, tidy and considerate housemate who is seeking more of a home, rather than just a place to rent.

The Tenancy
-------------
The tenancy is a 12 month joint liability contract direct with the landlord (no agency, no fees). I have a good relationship with the landlord, having been a tenant of his property for 10 years. The landlord requires a security deposit upfront in the usual manner. Should you want to move on from the property within this contract period you can simply find a replacement tenant to replace you on the contract.

Bills
-----
Bills are shared equally between all housemates to cover electricity, gas, council tax, broadband and TV licence costs. These are around £130 each per month.

Transport & The Area
---------------------
The flat is less than 10 minutes’ walk from a number of amenities, including Crossharbour DLR station and a large ASDA supermarket. Canary Wharf and Greenwich (via foot tunnel) are both within a 15 minute walk. A large Santander Cycle Hire Station is situated right outside the development. The apartment is also served directly by bus routes D3, D7 and N550, with the 135 and D6 within couple of minutes' walk.
