Spacious double bedroom near Regent’s Canal – £900 pcm

Spacious unfurnished double bedroom available on the raised ground floor of a cosy maisonette that has been converted into two flats. Our flat is on the top floor over two levels.

The flat was originally a one-bedroom maisonette and has been converted into two bedrooms. The room available is the former living room, which makes it particularly spacious and gives it lots of built-in storage.

Please note that there is no living room, but there is a separate kitchen with full amenities (small fridge/freezer, washing machine, hob and oven, toaster, kettle and microwave).

There is also access to a leafy garden, which is lovely in the warmer months. Bonus points if you enjoy gardening and would be happy to pitch in with a few ideas or help keep it looking nice!

The windows are original and single-glazed, so insulation for noise and heat is not perfect. The building is an older Victorian conversion, so the flat suits someone who is generally mindful of noise and appreciates a calm home environment.

The road itself is a quiet residential spot in a fantastic location:
• 5 minutes walk to Regent’s Canal
• 5 minutes walk to the junction of Essex Road and New North Road
• 20 minutes walk or short bus ride to Angel / Highbury & Islington / Dalston Junction

There are great local shops nearby too: Tesco, Co-op, Essex Road shops and Upper Street, all within walking distance.

You’d be living with me, a French-American educator, interpreter and designer, with a background in costume design and making.

I enjoy cooking, crafting, DIY projects, Netflix evenings, and having the occasional friend over for tea or dinner. I’m mostly in during the week and evenings, and sometimes out for the occasional night out or weekend plans. When I’m home, I like the flat to feel relaxed, calm and peaceful.

I mostly work from home, so my home is very much my haven where I recharge. I tend to keep a fairly regular rhythm during the week: I’m more of an early riser than a night owl, and I’m rarely up past midnight. Because of this, the flat suits someone who is comfortable with a fairly calm evening atmosphere and generally mindful about noise later in the evening.

The flat is not a party house. It’s more of a quiet, homely space where both people can relax and feel comfortable.

As I work from home during the day, I’m ideally looking for someone with regular working hours who is out during the day most of the week, rather than someone working remotely full-time.

It would suit someone tidy, respectful and independent, who communicates clearly and is happy to share basic household responsibilities (for example a simple cleaning rota).

You must also be happy to share the tenancy agreement with myself through the agency Foxtons.

Rent: £900 per month
Bills: usually around £80–£100 per month depending on the season
Deposit: £900 held by Foxtons
Move-in costs: £1,800 total (first month’s rent + deposit)

Ideally looking for someone who would like to stay around a year or longer.
