Hi all,

We have a bright double room available as our housemate is moving out. The room would be available from June 01 onwards, and the preference would be for someone who could take over from that date.

Double bedroom (£975 pcm):

The room is large, on the second floor along with 1 other bedroom.

It’s south-facing, bright, and will come unfurnished (except for 2 white bookshelves) so you can customise your room as you like. We've included a few photos showing 2 different set-ups of the room if helpful to gauge the space. You’ll also have a bathroom just outside in the hallway for your own use.

The House:
A spacious three bedroom, three-floor terraced house on a beautiful street in the Barnsbury conservation area in Islington. There is a large, sunny living room – perfect place to watch a movie, relax, play board games, read a book next to the cacti, monstera, or rubber tree, or have some wine with friends.

We have a good-sized kitchen, dishwasher, and washing machine, with high ceilings throughout, and lots of natural light.

We also have a huge garden where a Christmas tree (from Covid Christmas actually!), strawberry plants, blackberries, and mint is currently growing. If you have an interest to garden, this is definitely a great space for you.

We have 2 bathrooms, 1 WC, and plenty of space for storage including a large shed.

Location:
The house is in the heart of the Barnsbury conservation area in Islington, known for its Victorian and Georgian period homes. Very well connected in all directions!

Upper Street - 10 min walk with lots of bars, cafes, theatres, little shops, Tesco, Sainsbury
Caledonian road – 3-5 min walk with Tesco express, Coop, Iceland, and more cafes.
Angel - 8-10 minute walk, with a large Sainsburys, Waitrose, Oseyo, Mark & Spencers, Boots, lots of bars and restaurants, shopping mall and Vue Cinema.
Kings Cross / St Pancras - 10-15 minutes, there’s a nice path along the canal which takes you straight there. There you’ll find a sizeable Waitrose, a weekend food market, UCL, and the Coal Drops Yard shopping area with plenty of restaurants, bars, cafes, and shops, and summer movies by the canal.

A small gym with two swimming pools is 5 minutes walk from our house. Several larger gyms are ~5-10 minutes cycling distance.

Nearest tube: We are right in the middle of Angel, Kings Cross and Highbury Islington.
Nearest buses are 153, 91, 259, 17, and 243.
Overground station Caledonian Road & Barnsbury – 5-8 min walk.

I've lived in several places in London but Barnsbury is a favourite as it’s really leafy and quiet but also close to Kings Cross and Angel at the same time. If you are cycling, you can pretty much cycle anywhere from here. It takes about 20 minutes to Oxford Circus or Piccadilly Circus by bike.

Housemates:
You will be living with 2 friendly housemates. Deanna is from the US but has lived and worked in Southeast Asia, Africa, and Latin America, and is now a resident in London since 8 years working in sustainability and impact investing. She enjoys travel, yoga, hiking, cycling, exploring London, and all kinds of ocean sports like scuba.

Edwin is from Hong Kong but has lived, studied, and worked in the UK and the Netherlands. He currently works as an architect. He enjoys trying new restaurants, running, doing sports, and cycling around London.

Rent and bills:
The rent is £975 pcm and we also split the bills and house supplies equally. The bills vary a bit by month but are generally around £160 per month, which includes council tax, gas, electricity, water, WIFI, and a bi-weekly cleaner.

There is a deposit which is c.1 month’s rent that the letting agency will hold at DPS, and they will ask for the typical proof of employment and salary, references, and copy of your ID.

There is a referencing and application fee of £50 which you would pay to the letting agency.

We’re looking for someone down-to-earth and easy going. We are respectful of each other’s space but also enjoy spending time together when schedules allow, having house dinners where we cook for each other, watching Netflix movies/series, or catching up over a beer/wine. Work can sometimes get busy for us, so we see the house as a place to rest and recharge, and get a good night’s sleep – this is absolutely not a party house.

We’re considerate of the environment and energy usage and clean up after ourselves in the common areas. It’s really important that you’re similarly tidy, respectful, and responsible who contributes towards looking after the house.
