Big Double Room In Newington Green £825 Inc. Bills

Hi there,
We’re looking for a professional housemate, ideally someone with a regular office-style schedule (not a night owl). We’re holding viewings at the moment.

The room is a big double room, very bright during the day, with wood floor (no carpet), with a wardrobe, a chest of drawers, a desk and of course the bed :)
6-month term, as the landlady is planning some building work in July/August and the room will need to be vacant then.
Rent is £825 per month. ALL bills included (including fibre broadband)
1-month rent in advance (£825) + 1-month deposit (£825).
Move in date would be the 1st week of February, but the dates are flexible.
The landlady is really nice and quick to sort things out if anything needs fixing.

You will share the household with 2 other people (we are not a couple).
Me (I am 39-year-old, working in advertising as a Web Developer) and Carolina (32-year-old, she is a ECT).

We are pretty laid-back in general, we like to live in a very clean and quiet flat, this is not a party house. (we prefer to keep the parties outside).
We lead busy lifestyles and value a quiet, respectful, and clean living environment.

The kitchen has 3 different fridge-freezers (one for each housemate), plus, usual kitchen appliances: oven, washing machine, microwave, kettle, toaster etc.
The kitchen works also as a living room, there are a sofa and a TV.

The area is Canonbury/Newington Green.
Newington Green has that lovely village feel whilst being really centrally located. There are loads of cute cafes, pubs and restaurants around. There is a Tesco around the corner on Green Lanes.

We are close to 4 tube/Overground stations:
- Canonbury (Overground) is just 6 minutes on foot, and with just one stop you can take the Victoria line from Highbury and Islington
- 12 minutes to Dalston (Overground) on foot
- 15 minutes to Angel (Northern line) by bus (the bus stop is 1 min far away from the house)
- 8 minutes by bus to Manor House (Piccadilly line)

There is a massive park (Clissold Park) just 6 minutes on foot and also a big gym (Clissold Leisure Centre) with a lot of facilities (gym, 2 swimming pools, spa etc)
