STUNNING EN-SUITE PARK-FACING DOUBLE ROOM IN GORGEOUS EAST LONDON PARK-FACING HOUSE

Hi there,

I am looking for a replacement for my room in a beautiful 4-bed house by Regent‘s Canal in De Beauvoir Town (N1) as I am unfortunately having to move out for work.

The room is simply gorgeous with a big window facing the park and has in-built storage that offers a lot of space for a big wardrobe and other items. 🌳

It comes furnished and has its own en-suite bathroom which was recently renovated. 🛁

+ Note the room has its own lock and comes with two set of keys! 🗝️

The house is really bright and spacious, has three floors with a large living room, a big kitchen, a backyard patio and a little roof terrace. It is equipped with a washing machine, dryer and dishwasher. The area is natural and peaceful, and the house is in a mews so shielded from the street.

There are a Tesco/Co-op, Whole Foods, Local Pub (corner of the street) a beautiful Park, Canal-walk and Post-Office all right at the doorstep, along with a number of gyms in the area - from affordable to fancier options.

It is well connected with a bus stop right across the street (76 Bus for a 30min directly door-to-door to (Aldwych Stop in front of Strand building) and; 21/141 for 20min straight to London Bridge). Overground (Haggerston) and Underground (Old Street) are both 10min walk away. It’s also a 15min Bike Ride to pretty much anywhere in Central London for anyone cycling like me.

You will be sharing with one German female doing research and her PhD at the Crick Institute and two males - one British future trainee solicitor at a commercial law firm and one hotel advisory consultant from Lithuania. The vibe is that things will be pretty busy for everyone but equally chilled at home. Looking for a clean, tidy and considerate housemate who ideally will have a similar lifestyle (e. g., also be working in the office most days of the week) but who are also friendly and want to get along well. A female flatmate would be appreciated to keep balance in the house but this is not a strict requirement.

About you:

- Female and male flatmates welcome
- Preferably young professionals or
students
- Age would be ideally comprised between 20 and 26 but this is flexible
- Visa/Settled status NEED to be sorted.
- No couples
- No smokers
- Clean, quiet and respectful people only.
- Independent & calm people appreciated.

Some important practical information:

1. The contract runs for a year from and until 22nd of July - no break clause or sublet and rent is payable monthly.

2. Council tax is band F and council of Islington.

3. You need to provide previous landlord reference as well as income statement reference if you do not pay in two six months installments.

4. The deposit is £1062.50 to be paid in order to secure the room.

5. Bills are excluded and to be agreed between tenants but around £140 should cover electricity, gas, water, internet and a weekly cleaner.
