Room in Islington in a 2-bed flat

Small double bedroom available in a 2-bed flat in Islington. I’m the current tenant looking for someone to take up my flatmate’s lease from August.

Move in date: 10/Aug (flexibility for it to be a bit earlier)
Rent: £925 per month

** About the room **
The room comes furnished with a double bed, a clothes rack, a nightstand / small chest of drawers and a book shelf.

** About the flat and area **
The 2-bed flat has a nice sized living room (furnished with a couch and dining table) and kitchen. It also has a lovely garden/patio perfect for a drink during summer or a nice book.

The street is mostly made up of young professionals and some young families as well. And it has the bonus of some lovely cats from the neighbours who often come to the garden looking for cuddles!

The area is really lovely! About a 15 minute walk from Highbury & Islington station (Victoria, Overground) and just over 5 minutes to Canonbury Overground station. And it’s very well connected by bus as well to Waterloo, London Bridge, Kings Cross and most places in central London.

There are loads of nice places to eat and cafes in the area and is a short walk away from Upper Street and Dalston. And for some time with nature, Clissold Park, Highbury Park and Finsbury Park are also a short distance away (or the smaller Newington Green is even closer!)

Shared bills (roughly) = £150 each (including council tax, electricity & gas, water, WiFi, TV license)
Lease: the flat contract is for a year from August 10th (with option for renewal) and I am looking for someone to stay a minimum of 6 months.

** About me **
I’m a young professional working in the third sector. My work often has some odd hours (including weekend or evenings from time to time) but when I’m not working I enjoy spending time with friends cooking dinner together or going out for a drink. I’m also a big reader and love spending time watching silly reality shows or rewatching a sitcom I’ve seen a million times before :)

** What I’m looking for in a flatmate **
Looking for someone who’s friendly and open, has a strong work ethic but also enjoys their free time and spending some evenings in or at one of the many nice pubs in the area.
Requirements: female, 23-30 (vegetarian preferred)
