My flatmate is moving out and I’m looking for someone to take her room in a 2-bedroom flat near Coal Drops Yard.

It’s a 2-bed/2-bath flat with a fully furnished kitchen, a spacious living/dining room space with lots of light from east facing floor to ceiling windows, and a large balcony. The flat is fitted with underfloor heating and is well insulated. The room would be furnished with a single bed and closet but is large enough to fit a double bed. It has floor to ceiling windows and opens onto the balcony. The bathroom is large and includes a bathtub. It is not directly connected to the bedroom but is a private bathroom.

The flat is in a modern building with a concierge and is only 15 minutes walk away from King’s Cross and St Pancras Stations, with bus stops, a Sainsbury’s and several gyms nearby. The flat is also a short walk away from Regent's canal and the overall area is safe and comfortable.

Rent: £1,260 (includes heating and hot water)
Bills: approximately £80 per month (electricity, water, Wifi)
Council tax (if non-student): £170 per month (Band F)

I’m currently doing a PhD at UCL and I would prefer someone with a similar background (postgraduate student or young professional) who would be a friend and flatmate but also appreciates personal time and space. My hobbies include running, baking and cooking, and exploring London.
