We’re looking for a new house mate in our lovely little home in the heart of Angel Islington! 😊 Honestly, we feel very lucky with the house - it’s an absolute steal for the brilliant location 🏡.

Area
The neighbourhood is lovely and offers the best of both worlds – it’s residential and very safe but also close to Islington’s Upper street so it’s being surrounded by a ton of cute shops, restaurants, cafes, bakeries, pubs and theatres (and a karaoke bar!). 

Transport is convenient – Highbury Islington tube station is a 10 min walk and Angel tube station 15min from our place (Transport links: Overground, Victoria line, Piccadilly line from Caledonian Road, Northern Line). There are heaps of busses too and the area is great for cycling, as there is a cycle highway leading more central. If you prefer walking or running - there’s also a lovely little park (Highbury Fields park) or Regents Canal close to our place. 

House
Our three-storey (4-bed) terrace house has really grown dear to us. The ground floor is a shared kitchen with a dishwasher, wash machine and dryer, and a wonderful living room area which is always very bright, even on rainy days. It leads out into a nice little garden with little noise, plenty of privacy, and it’s always very sunny ☀️ Here we had loads of BBQ’s, bonfires and dinner parties. There is also a little shed that is a bit run down but offers some extra storage space to keep your bike dry and safe, or your big suitcases out of sight. 

The ground floor also comes with a big bathroom which the three of us share (one housemate has an en-suite). On the first floor there is also an additional toilet. In front of the house, there is a little bench and communal garden which is great to enjoy a morning coffee in the sun. 

Room
A furnished double rooms on the first floor becomes available. The room looks out into the garden and is not as large in size, but it’s cosy and it would just fit everything you need – a double bed, desk and two closets right next to the room in the hallway. (The desk and chair are from the previous house mate but up for sale). Due to its small size, it comes at +/- £626 pcm (excl. bills) which is a bargain for living in central Angel. There is also more communal storage space on the ground floor. 

Details
Bills have been about £135-170 a month, which includes council tax, gas, electricity, water, wifi and a weekly cleaner for the communal areas. Given the increasing energy rates, we are looking where we can cut down on these bills and will discuss all together what we really need. 

The contract will be a sublet agreement starting from August and running to the 9th of March, without a break clause (you can suggest somebody to take over your contract, if your circumstances should change, but such changes are due to referencing and approval of the landlord).

Who we are
On the top floor are Eric’s and James' rooms. James (29) works as an economist, loves skiing and bouldering. He is from London, so knows the city very well! Eric (30) is a German PhD, student who loves a good night out, goes to the gym and is very chatty. He definitely has a sweet tooth and buys the house often candy or other treats such as Christmas decorations, flowers etc. Marijn (28) on the first floor is a Dutch Data Scientist, who loves to use the kitchen as her labaratory to cook dishes from all over the world, and plays hockey in East London. We’re all quite busy but love watching series together and pub nights from time to time or a good coffee and stroll around the area after the odd night out out. 

What we’re looking for
A sociable and easy-going new house mate (no couples sorry) who is comfortable doing their own thing, but like spending time with us from time to time. We typically have 1 (or 2) house activities every month - a BBQ, film/ pizza/ pub night but new ideas are welcome! Ideally you have a serious job/PhD Monday to Friday and you’re tidy but not a clean freak. We’re looking for someone who is respectful of the shared space – so if you want to blast loud music daily, then this is probably not the place for you. The landlord also would like to perform a finance and employment check, so he requires you to provide supporting documents as well as a letting reference letter.
