I'm sadly moving out of my fantastic flat-share where I've been for the past year to move in with my partner. This has been an amazing flat and area to live in and I can't wait to give someone else the opportunity to live here. Further info on the room/flat/housemates below. THE ESSENTIALS:
- Large double room, furnished with double bed and comfy mattress, wardrobe and bedside chest of draws. I bought my own wooden desk and chair for working from home which I'm willing to sell to the new tenant heavily discounted if they would like.
- Available from 13th Jan earliest - this can be negotiated
- £975 without bills, which generally come to about £150 a month.
- You'd be taking over my existing tenancy, which runs until 31st August 2025. You're then free to renew this if you would like to stay in the flat. We have a great relationship with our landlord, who did not increase our rent when we renewed in the summer.
THE FLAT
The property is a large, first floor flat within a modern block of six flats. It is on a private road, and is therefore very quiet and has no traffic outside beyond residents and deliveries. Your room would be the closest to the bathroom and kitchen and is around 12sqm (125 sqft).
I've added pictures of the room furnished as it is from two angles so you can see the size of it - there would obviously be more space once the TV and shelving units (and desk if preferred) were removed. You are obviously free to rearrange the furniture that remains in the room however you'd like.
The flat is modern and warm and received a B on its previous EPC certificate. We've furnished the kitchen / living space ourselves over the past year so it feels very homely now and we spend plenty of time together in the communal space. There is ample storage space in the cupboards in the hallway which we share between each other as needed. We have a large communal garden out back, which we have used for BBQs and hanging laundry (in the summer time!). We also have residents' parking which you are welcome to use if you have a car as both flatmates do not drive.
It's a 7-8 minute walk to Upper Holloway Overground and 15 minute walk to all of Archway, Holloway Road and Finsbury Park Stations, meaning you have great access to get quickly into/out of London on the Victoria, Piccadilly and Northern Lines, and you are a few minutes walk from Holloway Road and Seven Sisters Road for shops, pubs etc. The flat is 3-4 minutes walk away from a Tesco, Co-op and Sainsbury's.
THE HOUSEMATES
You'd be sharing with my brother Louis (29) and Jack (29). The three of us have now lived together for over three years and they are both excellent, friendly flatmates. We hang out together frequently through the week in the evenings and at the weekend, while we also do respect each others' need for space and privacy with each of us having separate friends and spending time outside the flat.
We'd ideally be looking for someone similar, who is social and wants to be friends with their housemates but who also has their own friends and hobbies. We do also spend time together outside the flat and semi-regularly do the quiz at a couple of the nearby pubs and often go the cinema together five mins down the road.
