Overview
Lovely calm room in a bright character Georgian flat, central prime location, 4 minutes by bus to Kings Cross St Pancras. Very quiet as a No Through road, the Guest Room overlooks 2 rows of gardens, and main room to the front overlooks the historic townhouses. It’s an excellent base in a safe, popular London street, for someone who needs a room perhaps while looking for a permanent base, and is travelling with few belongings such as for a short stay or vacation.

Soft, cotton Bed linens and towels (The White Company) are provided. Quality Emma mattress and John Lewis Topper make for a solid night’s sleep.

Layout:
Stairs lead from the house door along pale blue walls to the apartment door. Inside, a neat lobby, with storage space, leads to the kitchen/sitting area, there is a new Neff hob, SMEG Steam/Combi oven, Bosch u/c fridge with freezer drawer, Bosch toaster and Nutri-bullet for making healthy drinks! The flat is set up simply. There is a set of Jamie Oliver Ingenio pans (with removable handles) and crockery/utensils. There is abundance of natural light and sun through the floor to ceiling windows, and classic black iron planter balconies.

The private bathroom has a bath and handheld mixer shower, set up for seated showering, it has good pressure. There is a new Armitage Shanks modern WC. The guest room is at the rear, it has a Queen (three quarters size) antique French Sleigh Bed, tall Mid Century drawers from auction, and full length mirror. There is unlimited high speed WI-FI and TV licence for iPlayer included in the rental. There is a smart meter for utilities (gas central heating/electric), a contribution is payable for more than £50 usage per month. I supply communal products for the kitchen and bathroom. We share the cleaning as it comes up. I will take care of the service wash for bed linens at our local laundry, a few minutes walk away, included in the rental. I am improving my home, to maximise space and enjoyment.

Barnsbury, N1:
On the doorstep is Caledonian Road 'the Cally’ with independent cafes and health food shops. King’s Cross and Central Saint Martins School of Art & Design/Coal Drops Yard (the new London hotspot of boutique shops and buzzy eateries in warehouse buildings) is a 12 minute walk, it is a 5 minute walk to Caledonian Road tube and Caledonian Road & Barnsbury overground is a few minutes away by foot.

I am finishing up on a mid scale art and design project currently and with a busy schedule for the next couple of months my Guest Room would suit someone independent who would be happy in the little flat on their own for part of the week.
