Room availble in friendly Newington Green flat

Hi there! I'm looking for someone to take over my room in a lovely 2-bed flat in Newington Green.

Location: Newington Green

Rent: £889 per month plus bills (varies depending on time of year)

Availability: Flexible. To take over my contract from 5 January 2026, with the possibility to move in earlier if you want. The fixed term contract will end on 4 June 2026 but I believe that, in line with the Renters' Rights Bill, it will then move to a rolling contract, so you can stay longer than this if you want to.

Transport links: Less than a 10-minute walk from Canonbury and Dalston Kingsland Overground Stations, less than a 15-minute walk from Dalston Junction Overground Station and less than a 20-minute walk to Highbury and Islington Tube and Overground. Plus lots of bus links on the doorstep from Newington Green.

The flat: A 2-bed flat in a small, quiet block of flats. There is a kitchen with a dishwasher, washing machine, oven, hob, microwave, and a full size fridge with a freezer. There is 1 bathroom with a toilet, bath with a shower over it, sink and mirror. The best feature of the flat is the large living room, which gets lots of sunlight.

The room: The room will come with a wardrobe, chest of drawers, curtains, and bed frame, and can come with the mattress if needed.

The housemate: You will be living with Emma, a 27-year old woman who works in policy for a charity. I've been friends with Emma for 15+ years and she's great. We've lived in this flat for 2.5 years and I'm only moving out due to changed work circumstances. Emma is a great friend who is always up for a chat over a cup of tea, but also enjoys having some down time alone when she isn't out socialising with friends.
